Default Designer Home Discounts

I have noticed the amount of available designer homes increasing and many have thousands in discounts, some were as much as $20,000. What's going on?

Where do you find out about said discounts?

They built a lot of spec. homes in Villages they were trying to sell out. Many of them are at great savings. I know for a fact Bonita has several that are far less then what I and my neighbors paid for ours 1 year ago. Right now is a great time to get a bargain.

The dicounts are typically on Spec homes that TV cannot sell within a specified period of time or in a neighborhood they are trying to close out. i think you would be hard pressed to find a $20,000 discount today but there may be "few" out there..typically they are in the 3-5% range...closer to 3%.

A quick looked showed 146 new Designer homes listed. There were about 5 (that might be off a bit) with discounts of $20k. Other discounts were in the $7k-$10k (or so) range. Seems like some good opportunities available.

Yes, seems pretty typical for the spec homes that haven't sold yet. If you see a larger discount (usually a furnished home) that is probably a former model for that neighborhood.

I've noticed when I've scoped these large discount houses there's generally a slight "drawback" of some sort. Maybe the back of the house, which is the lanai side, is on a busy street. Now this may be preferable to a "kissing lanai", in your view, but they seem to take longer to sell.

The house may be on an oversize lot, which is great if you want to put in a pool, but if you don't it raises the price over comparable houses to begin with, causing your taxes to be higher, and then you have that much more yard to maintain and water.

Just a couple of my thoughts; there may be more reasons.

Perhaps they aren't buying in Buttonwood as they had anticipated, and they want to keep on schedule for the phase 3 section. They don't seem to be discounted anywhere near that in other area's. I haven't been over there to look around yet, but from general discussion with some others in already extablished villages, it seems that nearly everyone thinks Buttonwood is a bit too far to the west.
