Default Designer Meeting - Need advice

Designer Meeting in March. For those that have gone through this we would appreciate any advice you might have. Future residents of The Village of Pinellas. It a Designer home....model is a "Lily". What upgrades would you add or wait until after closing.

Personally, for us we did NOT have any upgrades until we moved in and did them ourselves and also hired our own pros to do it. Saved ALOT of money AND also on our taxes!

You should get good feedback in this forum. I built an Ivy and got some great ideas from another Ivy owner. You will like the design session. It was very pleasant and the designer was a lot of help. We would not have changed a thing. Hope it all works out for you.

Good idea to have any additions and stretches pre-approved so there are no last minute denials. Your sales agent can submit your desires to the designers to ensure what you want will fit on your lot.

We have a Lily and did a 4 foot extension on the back of the lanai. Because we got a two car garage with an added golf cart garage, we didn't bump that out. We also had hard wood floors put in the living area and tile in all other areas except the bedrooms (carpet). I would recommend anything structural (bump outs) be done during construction. We love our Lily.

We had the additional 1/2 bath off the kitchen added to our Lily.

I would visit as many Lily houses as I could. If you like a feature write down the address.

Elevation
Exterior color & shingles
Outside lights
Interior paint
Floor tile
Wood floor
Shower tiles
Appliances
Countertops baths, kitchens, laundry room
Interior light package
Bathroom hardware
Kitchen cabinets
etc.

Think about what you want to do in each room. Then see what you might need. More room, electric plug (floor plug also), Ceiling light etc.

advice - any stretches you want, add now!! we stretched all bedrooms in our designer and happy we did. Any lighting look at good. We added recessed lighting in our ceilings so as not to worry about lamps, and having difficulty seeing as we age. also added recessed on lanai so we can sit outside at night and read!! love it. thinking of pool? make sure no lines running under your property. we put pool in. best thing we ever did. Fans you can install youself if not included. Upgrade your garbage disposal if your using often. You might want to upgrade your dishwasher also if standard. Think if you want windows in your bathrooms. (I love windows in bathrooms) gets fresh air in. Flooring , your countertops, you can always upgrade later. However if getting carpet installed make sure they vacuum before they lay it down. Hubby and I were shocked when we pulled our carpet up. It was filthy underneath. Most important advice, keep an eye on home as it's being built.!! they can and do make mistakes as they build quickly here. Good Luck and hope this helped!!
