That part I don't know because I'm not a serious buyer. I live in Tamarind Grove and I'm happy where I'm at since I'm a golfer. However, bonds on patio villas in the past have been only $10,000, our CYV has a bond of $14,000 my yearly payment is $1,100, so to me that's not a reason to not buy that home over a resale with no bond or say buying near Ocala in On Top of the World.

Fenney is in Sumter County -- correct? So there is a bond -- correct? What would the bond be for a new patio villa -- probably at least $11K?

champion6, Thank you for posting that link. Longleaf Villas is a patio villa neighborhood in the Village of Fenney. According to the link above, the bond amount is $14,143.56.

We always add the price of a bond to the asking price. If TV s asking $250k and the bond is 22k, the cost of the house is $272 and it is cheaper to get a regular mortgAge on it than accept the bond at 6% interest....paid with taxes or not. It doesn't fool anyone....but I'm sure this has been said many times before.

Default Visit to Fenney

Yesterday morning I headed to an open house in Fenney. From the Target store on 441, it took me almost 30 minutes to get to Fenney (I stick to the speed limit or a few miles above). Driving to Fenney on 468 I counted 3 covered wagons with The Villages logo on them.

The Fenney rec center was lovely, and the sales office is inside the rec center, so there are lot of people available to give directions and answer questions. I ventured onto the walking path for a few minutes. I was told the walking path is 5 miles -- great for nature viewing.

The Villages sales rep. at the open house I attended said that 200 homes have been sold so far in Fenney since the homes sales started earlier this year.

When I was driving to Fenney and saw The Villages covered wagons on 468, it really struck me about how much larger The Villages will be in a few years. Workers in the construction trades should be kept employed for quite some time working on home construction in The Villages.

Agreed the covered wagons do put into perspective how big the expansion is going to be. And if the rec center and walking trail are any indication of what is going to be built then it will be a beautiful addition to TV.

Actually, that doesn't sound too good. When the Brownwood area was being built I remember hearing they were selling 200 homes a month and well over 2,000 for the year. My salesman called me on my birthday, just like he did the previous 5 years, back on July 10th and I asked him how it was going. He said Fenney had sold 177 homes, that was 7 weeks ago. So if they've sold 200, that's only about 25 homes in the last 7 weeks. Of course the summer is the slower time, but I would hold off on buying, should be some discounts coming soon.
