We have had our new home for five years now and six months ago I noticed that in our garage ceiling all the seams of drywall were cracking and falling off. I didn't take it seriously until it started in our living room. Our home warranty states that the drywall is covered for one year. After taking a close look at the problem I noticed that none of the seams were taped before the joint compound was applied. I have had three homes built in Wisconsin and have never had a drywall problem. Is this the norm in Florida or did the trades people take some short cuts. I would like to know if anyone else have had this dry wall issue and if there is any recourse for me.

Here I am defending the builders again. I have not heard anything over these years about drywall being installed poorly here. This is Florida and we are sitting on sand. AND of course sinkholes to worry about too. That said, There is settling that can happen everywhere. We had a major crack in a junction of drywall that kept reappearing after it was repaired in our well built Ohio home. We had cracks in our lanai ceiling here and we had them repaired and they cracked again. Heat and cold causes contracting and expanding in outside areas. We are thinking about having synthetic bead board installed in the lanai ceilings.

Inexcusable, if no satisfaction from warranty consult with an attorney. Not using tape isn't the norm anywhere.

Didn't you read what the OP stated ? There is no tape on the drywall joints.

Absolutely poor and improper install of sheetrock. You have to tape the joints.

Yes. And I read what you wrote too. You are going to waste money if your first step on an issue like this is to call a lawyer. I say call warranty and have them come see if there is no tape on the seams. I have been here long enough to know they do a good job and they stand behind it.

Actually I said contact warranty first, then if no satisfaction consult with an attorney. If what the OP is saying is true, the project manager on this particular house should be fired. Weeks pass between drywall taping and paint. Someone dropped the ball and obviously if true, was intentional.

Your drywall has shrunk no ones fault. The paper tape they use would make it look like it wasnt taped. Or maybe they didnt tape . Mine did that used the fiberglass self stick tape and did a re-texture. Nothing new no big deal. And I really dont think people have to defend anyone unless there is a vested interest. Let it go girl.

I have put up dry wall since I was a kid. Without tape mud will not stay.

Yes. This same exact thing happened to our garage ceiling and to two of our neighbors. No tape on the seams in the garage. So far nothing in the house. Our villa was built in 2004. We did fix it ourselves...

Did it stay fixed? Warranty had our lanai seams repaired but a couple are cracked again. That is the reason we were thinking of that synthetic looking bead board stuff...maybe. Anyone have a better suggestion?

We only fixed it two weeks ago and so far it is working. Was a very easy fix because it was only in the garage and only one strip down the middle. Our neighbor fixed hers two years ago and hers is still good.

There is sheet that does not absorb moisture, same as used in your bath, sadly that's not was is used in the lanai
