Default Buying a previously owned home in The Villages

Recently while doing a home inspection for a client, I was told by the Realtor that Villages Realtors can only refer inspectors that are on their list, same with other vendors. That seems shady and could be considered steering. My advice would be to do your homework and always hire your own choice of contractor. All state-licensed home inspectors with insurance can perform your pre-purchase home inspection. You do not have to or be forced to use the Village Agent referral.

Is that a surprise?

Every real estate broker in the USA, has Inspectors they recommend if they're selling ... & another group they recommend, if they're representing a Buyer. That's just way it works.

As you said, a Buyer is way better off finding they're own. Then the problem becomes, if you too good of a job for a Buyer, the Seller's Broker now knows who are you are and you're on their Black List.

Works the same with Lawyers, in the states that still use attorneys to close real estate deals.

Thanks for the info. Four Villages homes and we never felt pressured to use an inspector recommended by our Villages agent.

We purchased our first and only villages home 4 years ago. Wanted it inspected and since we were in a rush and didnt know an inspector to use, sales rep recommended a guy and set up inspection.

Did a good job and found a bunch of stuff but did miss a few things that would have been hard for anyone to spot. So we did think he was working for us and not the seller.
