Default Appraisal on new home without fixtures

My supposed lender said they might not be able to close without light fixtures installed. TV says I can't get in before close to add them. I also chose to put in my own appliances. Has anybody experienced problems with this OR successfully gotten mortgage before installing light fixtures, etc???

Many years ago (not in TV) we built our home and were told we had to have some sort of lighting installed before we could close or it wouldn't pass inspection. We were undecided about the foyer and dining room and didn't want to rush, but did anyway. We didn't have any problem closing on our house here in TV without the refrigerator and dishwasher, but all the other appliances were installed by TV. Good luck.

I assume there is a "Certificate of Occupancy" requirement. Good luck.

I opted out of my appliances but I had to have the microwave as it is vented and needed that before close, per code req. I did not have a mortgage so don't know about the light fixtures before closing, but I did have things wired before hand and didn't put in the fixtures above the bar and I closed with no problem.

was the appraisal done subject to or as is? if its subject too, most times you can close if you can get an occupancy permit.

Kitty, not positive about light fixtures per se, but we did not have any fans installed but had them all wired. They had a plate on each one to cover therm. I would think they could do that with lights too??? Our microwave was back ordered and was not installed the first time the inspector came and it do not pass for the CoO. It was hairy for a few days, but finally was able to close. Good luck.

Your house is not liveable without some type of lighting installed and microwave, you need both to get Certificate of Occupancy. You need the lights to see after dark and a microwave to cook. As far as the microwave needed because it's vented outside that is not a factor. If that was the case you would need a dryer before closing because it vents outside.

Microwave is not required to close now. Not sure about light fixtures. Fans can be added after.

Default Cheap light

Have the villages install just a light bulb. The type you see in a basement. Cost about $2.

Our lender asked for receipts for the fridge, washer and dryer.
Just buy the stuff you want and send them the receipts...

Funny, we wanted to buy a lot of stuff as well but during the design got lazy and took everything they offered except what we purchased.

Nail on head, This is most important. Would assume TV knows what you need to get it though....
