Question Property Taxes - When?

We are new home owners in TV, but not quite yet residents. When do the property tax bills arrive? Are they due in a single payment, or installments? Are the taxes billed in advance, or in arrears?

In Indiana, our bills come in April, due in two installments in May and November. The bill is actually for the prior year (in arrears).

Want to be watching for the bill when it should be coming. Hope to be residents by the end of the year.

Sumter County issues yearly bill in the fall, likely October. They offer deduction of small amount for paying early. This discount reduces each month until due date around year end. If you have not paid off your bond, that will be included in this bill. Note that the bond part of the bill is not likely deductible on your FIT.

You will get your bill by Nov. 1. Taxes are in arrears and bond is in advance. Being your first year, you may have paid some of this at closing. You can pay it all at once or change to quarterly payments. It's too late for the upcoming bill, but call the county tax office and ask about changing to quarterly billing. Make sure to call by May if you want to change for 2015. They can give you all the details.

Once you are full time residents file for homestead exemption.

I bought in 2013 and couldn't file for the homestead exemption until Jan 1, 2014.

This has happened to us, we closed on Jan 2nd, missed it by 24 hours!

You could file for it on the second. Everyone is correct that you would not get the tax exemption until you lived here as a resident on Jan 1st. of the following year. My point is you do not have to wait to file. As soon as you are a resident of FL you should file. Then you wont forget.
