Wink lost at tv.

was online today at the tv resale properties site. houses were listed by address and village name. have no idea where these villages are nor what the monthly maintenance fees include from village to village (not bond fees). contacted the tv resale's office and was directed to buy a 5.00 map to find the locations. was also told everyone in all villages pays a 135 monthly fee and the amenities are the same no matter what village your in. found this to be confusing for I have seen some villages are manually gated vs. others with just controlled access arms. cant imagine both communities have the same monthly fees. also, cant imagine TV advertises properties without a cross reference showing where they are?

am coming to TV next month and would like to drive thru various villages to see what they are like (future purchase anticipated) will have gate pass
via relative resident who I am visiting.

what I am searching for is.
1. if I wanted to visit villages say, in lake county, is there a internet site showing me where lake county is and what villages are within lake county?
2. is there any way to find what amenities/fees are within village to village?

have read other threads at totv which had links attached, but those links no longer work.

I believe your best source of information would be from your relative that already lives in TV.

Go by the sales office in LSL and purchase a map of TV. A updated map came out last June. The first time we visited, stayed at the Comfort Suites located near Spanish Springs. After that, we rented a house. Go to thevillages4rent.com One can rent a home for a month for the price of a weeks hotel stay.

The amenities and the aminity fee's are the same for all villages as far as I know. Some of the older properties may pay a bit less than $135 but eveyrone I know pays $135+- a dollar or so. If you live in The Villages all/any amenities are available for you to use/join/participate.
You do need the $5 map to tell where the different villages are. Spanish Springs and The Villages close to it are in Lake County. The Villages north of Caminio Real are mostly in Marion County and all the other Villages are in Sumter County with all new construction being in Sumter County.

My monthly amenities fee is $136.63 Four years ago it was a bit less. It goes up each year, a small amount. When you buy, I do believe you pay whatever the fee is and it can increase a small percentage each year so you'll find that people could be paying different fees, at least that's how it worked out with my Mom in law and us....she bought a little after us...but at this point we pay the same amount.

The gates don't make any difference in your fee. Some are manned, some are not. All gates have an intercom to the main gate at Bonnybrook for cars without a gate pass.

The map is wonderful. Villagers regularly buy new ones when they become available. I just got a new one and here is a list of the villages in Lake County....Village Mira Mesa, Village La Zamora, Village Valle Verde, Village El Cortez, Village La Reynalda, Village Del Mar, Village of Silver Lake (on the Historical side), Village of Country Club Hills (Historic Side), Village of Orange Blossom Gardens (Historic Side). I don't believe I've forgotten any other village from Lake County.

Marion County Villages include: Village of Piedmont, Village of Springdale, Village of Woodbury, Village of Chatham, Village of Calumet Grove, Village of Briar Meadow.

All other Villages are in Sumter County...some north of Rt. 466, all new ones south of Rt. 466.

The $5 for the map is money well spent. Everyone pays close to the same fee and has access to everything. Something I find very fair.

I think these maps are available other places on the net. Somone else will know (probably Villages07). They are a great way of locating villages.

I just checked my last amenity bill and i pay 121.64 a month. I live in santo domingo. I think its higher in the new area south of 466.

Like you I have been reading this site gathering info for our future move.

I read the convenats from the district site and it has the amenities fee adjusting with the cost of living index. This is the fee for the community centers maintence of the golf courses etc. So if I read it right it is whatever it is set at when the property was first built and then has gone up with inflation.

I have two suggestions first buy the online book "Don't even think of moving to the villages without reading this book" It is in a yellow box on the top left of the home page. It has good overview info and many links. It is copies of a cross section of answers to questions about moving to the villages from this site.

Second if you want to see the villages on a rough map this site http://thevillagesforrent.com/maps/index.htm has one it has one error Mira Mesa area 31 on the map isn't listed in the list.

It also has listings of for sale by owner. If you are going to buy previously owned inorder to see everything you have two work with two salespeople. One with the villages, and another that is a realtor that is a member of the MLS. The listings that the villages have are not in the MLS and the ones in the MLS are not shown by a villages sales agent.

If you are a member of AAA auto club you can order a map . " Map of The Villages Sumter County Florida". Number FL007. It shows TV in all 3 counties.

Default Finding Propeties

While hunting for a property in the Villages for a little over a year, when I wanted to see where it was located, I would go www.msn.com and open maps & directions from the ...More tab, type in the address and zoom in or go to Bird's eye view. A couple of times the address would be off and I could go to www.zillow.com which seemed more accurate. Zillow also had a neat feature in it which I could check nearby homes for recent sales and prices and some more details like age of home. Also had bird's eye view. Really got an overall feel for the place that I didn't get when actually driving around. The aerial perspective helps.
