Default Extend Lanai and Add Bird Cage-Company??

I am looking at extending lanai and adding a Bird Cage, but no pool etc. Any companies that you would recommend? 20 x 40 slab (my approx.) and then the cage...Thank you for your help!

T&D Construction is a can't miss, they'll do the birdcage with or without a pool or spa. They do a turnkey job so you don't have to worry about anything. From the sod to the paint, they normally include everything, they may seem more expensive but after all the extras that the others tend to leave out the price is nearly the same and no headaches or coordination issues for you to deal with, which is priceless.

T&D has the entire process, including permitting, down to a science. They bring in specialist teams for each step of the construction process: remove the sod and prepare the ground, remove or relocate sprinklers, construct the forms, electrical conduit for outlets, pour and finish concrete, and of course construct and screen the birdcage. They also did an acrylic finish on the concreet. T&D did ours in 2012, and we’ve been happy with the job ever since. Could we have saved $1500-2K with someone else. Sure but they pay attention to details and didn’t cut corners. Their electrician also installed soffit lights in the BCage as well as along the side of the house. They may charge a premium but I’d rather go with an established contractor who delivers a superior job. Good luck with your project.

Sounds like you will need prior approval by the "authorities". Don't skip that step... also, as a courtesy, you want to let your neighbors know ahead of time too..

I can help you with this. I have a Courtyard Villa and added a Golf Cart Garage and re-configured our Side Lani. The Company that we used was " Xcel Construction,Inc.

Contact Paul White Telephone Cell 352-266 1102 or Office 352-589-4440. They did an outstanding job and were far below T&D and others.

Actually T&D not only were the most expensive but had the worse plan.

Our rear lani was already in place, I would recommend putting on a roof rather than a screen.

T&D.
If do add roof spend the extra bucks to have them include roof lights (sky lights).

Another company to consider; Fortin construction.
They are the most expensive (or were).....however we chose them to work with T&D for pool/spa/cement work....Fortin did all the structural columns, roof expansion/tie in.

End result....house looked and still looks as if it were originally designed and built as it sits. Both were very creative in the design phase...we worked together to reach final design.

Clean up every day after work; never a mess; always on time; any cement cutting was always watered to stop the dust storm/100% after completion satisfaction. T&D and Fortin worked as if one company!!

T&D did 2 neighbors pool and birdcage projects, very nice projects, well done, BUT they have a LONG lead time. You can expect 4 weeks or more just to get the estimate, no idea on time to start construction. Be sure you ask about scheduling if this is important. Also, sent you a PM.

Another recommendation for T&D. They did a 500sq ft partially walled birdcage for us and we are very pleased with the quality. We had to wait a couple of weeks for the project to start but they finished in the timeframe that we needed. Also we were a little concerned about managing the project remotely (we are not full timers yet) but their project manager managed us and the project very well. Get quotes and talk with neighbors and the referrals from each contractor. Be sure whoever you go with will take care of all of the approvals, etc so there are no snags along the way that could end up costing you more.

I hear good things about T&D. I also had many Neighbors speak highly of Brian Terry Vinyl and Aluminum so I had both out for an Estimate. It took Brian Terry 1 day to get me the estimate versus 4 weeks for T&D and they were significantly higher. I went with Brian Terry and we are very happy and saved a ton of money.

As a side note, my project was a birdcage only.

I have a next door neighbor who is considering a pool/birdcage. Thing is, the egress between me and his next door neighbors side yard is only about 4’-6’total taking in the planting beds. So, I’m not about to allow heavy equipment and workers to destroy my grass, grading, beds. Not sure about the other neighbor. I would consider money held by myself, not escrow, and I would make the final determination as to who or what it would take to restore
my property. Minimum I would accept would be 3K. Short of this, what are the alternatives ?

How do neighbors deal with this problem. He hasn’t approached me on this yet and it may not ever happen. Use helicopters ?

I am not selling or promoting, just offering how they (T&D) handled it in our area.
Yes they wear down paths in the lawns and at times even have to dismantle landscaping to get the work done.
Yes some have to tolerate this unsightly-ness during the project.
However, when they are done they will restore everything the damaged or dismantled.
The above is from personal experience with our project (and it was major). As well as others in our village.

I cannot speak to their current policy but would be willing to bet it has not changed....day labor + sod + mulch + plantings is the least cost to them activity of an entire project.
