I bought 2 yrs ago in The Villages. Definitely the wrong time to buy in The Villages.

Why do you think it was a wrong time ? Where else would you want to live ? And how old are you?--look in the mirror reality is a real eye opener.

My parents retired in 1984 in Spring Hill, Florida that's about 50 miles southwest of here in Hernando County on the coast. They resided in a 55+ community called Timber Pines, built by US Homes. They finished build out about 2000 and have 3500 homes on about 1200 acres with 3 golf courses. They don't allow any commercial business inside the development, it's completely walled in with just two gates that have security. My parents are now deceased but when I visited my father he had a golf cart as did most of the other residents. Here's some photos of Timber Pines.

Timber Pines holds the Guiness Record for the longest golf cart parade at 1,138 carts set in 2004.

One of the golf courses. I believe Fenney will have 3 executive courses, a reason to buy a cart.

Don't be surprised if Fenney is the southern end of new development that will eventually come all the way up to the existing Villages. Fenney was an abandoned development by another developer so they already had all the environmental studies etc done and approved. Because of this, they were able to start this expansion there in order to keep their staff together while awaiting approvals to begin more development south of the Turnpike and north of Fenney. I predict there will be another town square, at some point, south of the turnpike and golf cart bridges/tunnels built to go over and under the turnpike connecting all of that area to the existing Villages.

I couldn't agree more. I think by this time next year you will have heard about a LOT more development. They're not dumb and they know exactly what they're doing.

I also believe this.

Fenny is what our oldest is looking for, TV was a little too crowded for them. TV sometimes is not for all. They want little more laid back. The walking trails, natural setting and the dog park, is perfect. Yet a short drive from the main hub.

Prediction

I just moved into the Village of Dunedin, way down south on Lake Deaton, near 44. I predict within about 8 years we will be the center of gravity of The Villages.

Honestly,unless--you want to live in Fenney--why would you care?

They're so far from the beaten path-- caveat emptor

HUH??? Why? I bought 2 years ago and from what I see I am up at least 15-20%.... Are you paying attention? Why would you even say that?

Sale of preowned homes are down. Lots more on the market than a year ago. Constant competition from new homes. Lucky you if your home has increased 15-20 percent. Mine sure hasn't. Maybe I just wasn't rich enough to buy a 4 or 5 hundred thousand home.

It is interesting to note that in three years of observation, the supply of particular model homes are at the lowest level I have seen on The Villages web site. There are no Holly models and only one Boxwood currently for sale.

You mention a dog park in Fenny......where did you hear there is or will be one? I called the Sales Office to ask and no one knew anything about a dog park being there. That is a selling point for me to move there.
