Attitudes about visitors are obviously all over the map. We don't live in TV, though we will be there on an LSP in April. We do live on a recreational lake in Missouri, and though it is just my wife and I, we have five bedrooms and three and a half baths, for the express purpose of having friends and family visit. Our children and grandchildren all live in the area, but we also have many friends that come for weekend, and occaisionally week long visits - and we love it. We would not purchase in TV unless we were certain that we would have loads of company, life is a fun thing to share. As to the economics of the transaction, though TV is different from places where I was in the real estate business, my educated guess is that a one bedroom one bath would be much less desireable for resale. I agree that with no basement, the extra space would be highly valued.

One of my friends who visited last year ended up buying a house while visiting. She said it was just the kind of place she and her husband were looking to retire to. It is nice when friends become "neighbors".

Default visiting goes both ways

we expect to have friends and family visit, and also hope to be invited to visit them. Several couples we know are currently looking for retirement homes, and I am sure they will not all end up in The Villages. We think that's fine, always fun to travel ourselves. One already has a summer cottage in northern Wisconsin (still working) and we plan to visit them this summer. Another couple may end up in Tennessee as that will be a day's drive to where their kids live. We're looking forward to friends living in other retirement (or non-retirement) communities. We think the Villages is the best for us, but variety is the spice of life!

We will encourage them to rent their own golf cart for the weekend/week. I've also decided it's too generous (except for our kids/grandkids) for us to offer to pick them up at an airport if they're not driving. Once was enough of that. They can rent a car or take the shuttle - I'll be happy to pick them up at either Spanish Springs or Lake Sumter Landing!

We get visitors often, but we welcome them with open arms! If you are the type that likes to host guests, I don't ever see you having trouble filling that extra room. I also think that two Br hold value better for resale.

I want to thank eveyone who replied to my post. I determined that I will need a 2b/2b home, preferably a villa. I would like to move only once so it is important to me to get it right the first time. The posts that mentioned resale value is something I never would have thought of. Very insightful.
Right now, I am in a holding pattern as I wait for my condo to sell. I am anxious to become part of TV. I think TOTV is extremely informative and entertaining. For now, I am living vicariously through this site as it makes me feel that I am closer to being in the TV.
I am looking forward to the day when I can meet the TOTV members at Crispers.
