Default Buyer Agents

I understand the difference between VLS and MLS realtors. I'm unclear how to find a Buyer Agent. Do you ask a MLS agent if they are a Buyer Agent? Any recommmendations for Buyer Agents that you have used? How are they paid?

When we sold our house with a MLS agent, there were two. They worked as a team. 1 said she was the buyers agent, the other said she was the sellers agent.

If they were in the same brokerage, that is illegal (in Florida). Suggest that might have been a misunderstanding of terminology...

Buyer agents are those wose loyalty is the the BUYER, to the exclusion of all others. Recommend you contact a Broker and ask for a Buyer Agent, and get your agreement in writing, before looking at properties.

Most of the time Buyer Agents are paid by the Seller, through a split of Seller's agreed upon commission. That is normally detremined by selling broker's offer of compensation via MLS listing. Buyer can pay Buyer agent, but mos do not want to do that.

I'm not sure how this must work. The agents who sold our house are highly respected, reputable agents. One of them represented us, and the other acted as agent for the people who bought our house. I doubt they did anything illegal.

Default Best to use a Buyer's Agent

We used Linda Sears of Morris Realty as a buyer's agent, and were very pleased. We signed a written agreement with her to be our buyer's agent. Otherwise, she would just have been a transaction agent with no obligation to represent our interests.

As our buyer's agent, she was legally obligated to represent our interests. She represented us quite well!
