Default A Glimpse at Future Development

Attached are screen shots from some documents that will be reviewed next week by the Wildwood Planning and Zoning Board.

Sheet 1 is the Village of Fenny which is already being constructed and sold. CR468 is at the top. US301 is in the upper left.

Sheet 2 is adjacent to Fenny and to the east of Fenny - basically between Sheets 1 & 3. CR468 is at the top. CR501 is on the right. What is significant? - more golf and two golf cart tunnels, one under 501 (goes to land on Sheet 3) and one under 468 (goes to more TV land which is north of 468).

Sheet 3 is adjacent to Sheet 2 and to the east of Sheet 2. CR468 is at the top. CR501 is on the left. Florida's Turnpike is on the right. The two golf cart tunnels are shown again.

On all three, the tan areas are Amenities, but without any descriptions what they might be.

Also note in picture number 2 from the OP that there are several more golf courses shown winding through what is known as Southern Oaks Phase 1. Also seen is multi-modal paths with a roundabout and tunnels under 501 and 468. And of course you can't miss the infamous Villages traffic circles on 468 and 501 themselves.

Also interesting is the way Corbin Trail stops abruptly but the land appears open going to the south, like it would continue on to another section of homes...

Looking through the agenda there is also another age restricted community planned just south of Buena Vista and Brownwood that would abut the property previously identified as more of the Southern Oaks expansion. This is the same location as was identified as the connector to 468 from Buena Vista. A little digging in the public records and one finds the land is owned by a real estate speculator in south Florida, who I'm sure is just itching to jump into developing an age restricted community adjacent to and competing with The Villages developer (almost sounds like another Fenney play). Also note the all too familiar traffic circle in this development.

Nothing is wrong with them, just a notable feature that stands out with the roadways built here in The Villages, both past and future. A telling feature the designers of the community seem to like to use and not one you see used much elsewhere. My point on calling them out being to note similarities in designs with The Villages and the development being considered south of Buena Vista.

Well it looks like two weeks ago I guessed correctly on who was actually developing the Cresswind Wildwood project. Good for The Villages, the developer, and most of all the big winner here is the city of Wildwood who's property tax base is swelling with little effort but to stand back and watch.

State of PA is installing round-abouts where there are large traffic backups where signals currently exist. More traffic planners are recognizing their advantages. General public doesn't like them because they hate change and need to learn something new....the uproar in PA was huge. I understand the same happened in Oshkoh but has gone away since the advantages are obvious.

Carmel, IN with a population about the same as The Villages has 101 roundabouts! Major intersections are all controlled by roundabouts. What we have here is nothing...
