Default Homes In The Villages

I will be visiting TV in February and would like to know if there is an age restriction to purchase. My wife and I are 52.

Yes, 55 and older...at least one of you, for new homes, with exceptions as explained below.

ask The Villages, however I'm pretty sure the law for 55+ communities (which get some tax advantages) requires 90% of owners be 55+ , not all

The law (do a search on this site for it) says 80% at least one person over 55. The other 20% can be any age subject to the restriction that no one under 19 be permanent.

My wife and I are both under 50 and own in the villages. The thing is (as we were told)that you can NOT buy a NEW 1st time home from the villages unless 1 member of the household is 55+. You could buy any re-sale property without trouble and living full time in TV is perfectly OKAY too. No one under 19 could live there fulltime. I triple checked because we are in this situation. We hope to move full time in APR. Of course we would not be 'retired' when we arrive and knowing we might only be able to get in 15 or 20% of the fun stuff in we feel it would be still be better then none. I know we will be a minority in TV, but the combination of meeting great people in a fantastic place to live struck us to be perfect reasons to be there. We just stumbled into the villages when browsing through lots of other options in FL. We had planned on it being a vacation home for a little longer, however, things changed when our house sold here in NH and that coupled with an offer on our small business we thought what the heck... nothing really holding us back so lets give it a go.

The Villages will sell new homes to those under 55, even if no resident will be 55+. Part of the 20% exception. When the market was booming they probably discouraged too many exceptions, but, these days they will take any qualified buyer. Even with the 20% max exception, I would say that the number of 55- households is far less than 10% Villages-wide.

They have no choice today with the changing laws new or used. Last I heard in August they weren't even close to 20%

My wife and I ordered a new house to be built in Santiago 8 years ago, we were both 49. Had trouble selling house up north so we rented the new house out for 12 months in the meantime and moved in the year after.
