Default Help!! Bought a home in TV - What do we do next?

Ok, DEEP breath! We signed a contract on a home in Tamarind Grove this morning and are set to close in 30 days. I'm excited, of course….but overwhelmed with the fact that we are only going to be here for another two weeks and figuring out what exactly the next steps are. Can you help me??

I have a call in to "your" Mr. Dangelo about doing the home inspection. Waiting for a call back. Will have to rent a storage unit and gather whatever furniture I can in the next two weeks and hide it away. I'm watching the "stuff for sale" board here and I've dropped by Bargains and Treasures. Anyone have anything they are looking to sell??

What about homeowner's insurance? Who do you like? I assume I need someone down here, as my Vermont company is not going to be interested in insuring a home in Florida. If we are planning to rent the home for part of the year, so we need different/additional insurance?

My head is just spinning, but I know you all-knowing ones will calm me down. One step at a time, right????

You will need renters insurance and make sure you get sinkhole coverage. We used The Villages Insurance.

I used D'angelo for my home inspection a few weeks ago and he told me he is booked up. I hope he is able to squeeze you in.

Slow down take a deep breath and it will all work out. Yes, it is overwhelming but you can do this. Congratulations on your home and good luck to you. Maybe I'll see you at Crispers tomorrow, you'll find plenty good advice there, along with a bunch of nice people to welcome you.

Anything you buy from Bargains and Treasures and places like that they will hold for you and deliver after closing. There will be a storage fee but it isn't much. It is very easy to get overwhelmed but just make a list of the things you need to do. We closed in less than 30 days and I managed to furnish it to the point where we could be comfortable when we moved in. Remember it doesn't have to be done all at once. Good luck and enjoy the process.

Default You were right…...

Mr Dangelo is too busy. Is there a second favorite home inspector of this group?

Call Elaine at Allstate at 352-753-4340. She can write a homeowner's policy for you right away and ease your mind. She knows exactly which policy will fit your needs. They write for several Florida companies.

I initially had The Villages insurance but switched to AAA for insurance because it was less expensive and the coverage was better. Just my experience. Congrats- you did it! Everything will fall into place for you. Enjoy the process and try not to panic.

Get a home watch person. The village sitter is #1 in my book. Just sent me pics of bugs by my garage. To let me know, even though they we dead. I always know she has been to the house each week, that alone is piece of mind. She just sent me a picture of two bushes I planted last year in full bloom. Just so I could see them.

When I couldn't get Mr. D'Angelo because he was too booked up at the time, I asked him and he recommended Tom Comer

Tom was very professional and did a great job. He found many small fixes that have all been taken care of.

I did exactly the same. AAA is pretty reasonable.
