Question Termite Insurance, bond, treatments

Am currently being told by my "termite company" that there has been a 5 year gap since the home was build, and thus will have to retreat in order to get insurance for the next five years (@$125 per yr)
Seems like I have little choice in the matter. What advice does any one have on this?

Are they asking anything to do the retreat or for just the $125 per year?
If so, how much is the retreat?

Default Stellar Termite Protection

How does Stellar compare with others in termite protection plans? We know they are very good for lawn care. Had a lapse in our coverage and need to pick up Termite Protection Plan. How much for re-treat?

You have to renew the termite bond after five years. I believe this is standard policy. I was told the same by Massey. However, they did tell me I could wait two more years (making it seven) before their re-applying the termite protection. I believe is $500 and then whatever you pay. We pay $75 or so because we use Massey for lawn service.

We received the same message from Massey last week. Has anybody had the re-inspection? After you pay the $500 do you have to continue to pay $500 annually?

This may be a great time for folks to tell everyone what companies are charging, after all it's all pretty much the stuff, it's really an insurance policy you're buying.

So care to say how much you pay and who U use?

If you would like to become a new Dean's customer, Dean's will inspect your home for the presence of termites using their termite sniffing dog. If no termites are detected, then the current annual coverage is $150. This includes injection of a liquid material around the outside of your home. The cost is less if they provide other services to you (i.e. lawn care, pest control, etc.) but I don't know how much less.

Their coverage is transferable, should you sell your home. The $150 is not a guaranteed annual renewal cost but the rep said the cost had not gone up for several years.

Yes. I like the idea that they re-treat the house every year, rather than only inspect for the same price.

We use Bates and I just re-upped our termite protection for $99.00. Prior to sending in my check (and being new at this), I asked if they re-applied their protection. They said that they DO NOT unless you request it. I informed them that if I'm paying $99.00, then shouldn't I expect something? They came out, inspected and re-applied. I asked them about inside the house and they said that they didn't do the interior; but he did apply to the interior and used an inside application too. I asked if it was safe for our cat and ourselves. He assured me that it was. I'm not too sure about Bates though and I may check into Massey next year. Naturally, the only thing we want is our money's worth just like everyone else here.

A word of caution about Massey prices. We've had them for eight years and have reached the 5-yr bond renewal where they want to re-treat. The $500 I see quoted here is for the outside ground area. But if you also do the attic treatment, which they strongly recommend, the bill is over $800. So be sure to find out exactly what that $500 covers. We still haven't decided whether to continue with Massey or find another contractor.
