Default Home Inspector recommendation?

Can anyone recommend a home inspector for our soon to be purchase? I really don't want one a real estate agent can "provide" for obvious reasons.

There is a good possibility we'll be buying a manufactured home and the one fellow I found on this forum (Frank D'Angelo) said he doesn't do mfg'd homes. I replied back to him asking if he could recommend someone who did but I didn't get a response.

Anyone know someone who does mfg'd homes should we need that?

Dear Ed,

I know we have had a few e-mail correspondences and the ball was last in my court to respond back to you for some other recommendations. At the time I did not have any who came to mind. Just this weekend I remembered I still needed to research that and get back to you. I apologize.

Between needing to be at a out of town Home Inspector's conference this past weekend and having out of state relatives visiting, my intent to reply slipped through the cracks. Again, I apologize.

Here are a few inspectors whom may be able to help you out.

1) CIC Home Inspections, Randy Vermullen. His number is 352-552-8182

2) JenTana Home Inspections- John McDaniel- 352-238-0763

I know both of these gentlemen and trust them.

I hope that helps! Good luck with your future purchase. I think in life folks regret more what they do not do than what they do....I love it down here and glad I made the move.

Word to the wise--stay away from any manufactured home built before 1992 (hurricane Andrew) HUD changed the specs on the houses drastically after hurricane Andrew--for a few bucks more get a patio villa

Well, from what I have been reading on MLS and VLS just about every mfg home was built before 1992. Don't think I have come across one yet (not saying there aren't any, just haven't seen one in the listings I have looked at) built at all in the 90's. Most of them seem to still be standing as I drove through the area. I understand where you are coming from but I think you are being a bit alarmist. I also find the interior layout of most of the 2/2 mfg homes (especially the "double wide" ones) I have seen are way nicer than the "cookie-cutter" Villas of which MANY were built pre-1992. Despite that I agree, the Villas (or ANY site built home) are definitely constructed better than the MFG but that area has so much more "character" the the rest of the areas.

Tom did my inspection and I was more than pleased. He was thorough including walking through my entire attic area without a pull down ladder and advising me he was doing some serious surgery the next day. WOW I was shocked but please with his thorough report.

Tom Comer is a great friend whom I recommend often...but he has told me he no longer does manufactured homes. Actually I was with Tom this weekend.

Randy does more than 4 point inspections. Randy does a full inspection also. A "Four point" inspection is a different inspection sometimes required by insurance companies for older homes.

In Florida there are full inspections, warranty inspections, 4 point inspections and Tie down and strapping inspections and Wind Mitigation inspections. I know it is confusing.

Tom did my house and I was very impressed with his extensive report. He climbed completely through our attic in search of any problems. He got into the attic without a walkup ladder but afterwards I learned from him the next day he was scheduled for heart surgery. He didn't hold anything back during his inspection. Tell him Roger from Stonecrest recommended him.
