I have a FSBO ranch (Austin model) that I just put on the market Friday. $262,500. Centrally located in the Village of Saba Chase. It is on the Talkof the Villages and Zillow. Look it up — 1060 Golden Grove Dr. still available as of Tuesday August 10. contact info on those listings

Im a seller. I sold in less than 30 min. My advice is your friends need to be here to invest time and effort into the process. Especially if this will be their full time home. The best scenario is FSBO. If you can let your friends stay at your place, they need to drive around every single street they like and keep in mind PRIVATE OWNERS CAN ONLY PUT A FOR SALE SIGN IN THEIR WINDOW.

Also they need to check MLS listings not VLS for listings. Also check

Zillow, Next Door, Talk of the Villages,
FB Marketplace for Homes constantly non stop.

Another idea which the aggressive realtors do is go into areas that you like speak to the neighbors they can also provide leads of houses not on the market yet.

They will be paying 20-30% more than a year ago and also higher fees taxes etc.

this is definitely not the time to buy. if you want a decent home under $300? Going to have to look more in spanish springs. but I wouldn't be buying now. I'd be renting and waiting out the housing bubble for the next year .

For the sake of conversation we do one topic at a time. Reality, is everything happens at once.

The financial pages show the dollar has lost 7% of it's value this year. The CPI consumer price index is up 5.5%. Some of the same people screaming for a 15.00 an hour minimum wage are also screaming about increased prices.

I have more questions than answers. I have more complaints than solutions.

I have a weird way of looking at most things. Shopping for a home for a friend it is perhaps like picking out clothes, a car ???? a wife??????

Florida population is exploding. The Villages and other such senior life style places are exploding as our population is aging.

The sellers and the realtors are as you and the rest of us aware that demand exceeds supply. There are no bargains. As far as $300,000, there is also the cost of closing, moving, decorating, landscaping, appliances etc etc etc.

We are here full time. We sold our previous home. We took a mortgage as money was is so cheap. We cleared more than enough from the sale of our previous home to pay cash for this one but, chose not to. Even if I wanted to keep it, our next-door neighbor was Dennis the menace.

I agree with you to a degree housing starts are increasing. Lumber prices are dropping buyer fatigue is setting in. I expect a huge amount of homes to come on the market when the foreclosure and rental moratoriums expire as tired landlords decide to sell. Delta is not helping us but I don’t see any real crash but what we have today is unsustainable. In 2006 houses were flying off the shelf and one day it just stopped .. boom

Endless debate. Before selling our previous home, I actually had a long term PLAN.
I plotted the Zilliow price against actual sale price. The realtors will say zillow does not account for improvements. Zillow post a range on a home. They post the expected price increase. It is rare for a home to sell way beyond the zillow range.

The real estate game. The seller, I won't take less than $$$$$$ for the home.
The broker wants the listing because IF it sells he gets a piece even if it sells way below the ASKING PRICE.

You are dealing with people. Say the wife wants to sell but the husband does not.
Rather than argue he lists it for 2.6 million.

I'm not looking to sell mine. Was someone to offer me 2.6 million and is offering cash because no bank would grant a mortgage against this home anywhere near to 2.6 million. I would say sold before the drugs wear off on that buyer.

A new drinking game: Read that article and every time the author uses a conditional clause, i.e. "could mean", "could be", "could well mean", "might indicate" etc. etc. you have to drink a shot of tequila.
IMO, all of the clothes "could well be" on the floor before the article is completely read.
