Thanks, I don’t even know why I typed sewage treatment plant. You are correct, it’s the Federal Prison!
I don’t know which will be worse to be next to, the prison or the power station which will eventually be a giant part of the grid like the one in Newell. It went from a small nothingburger into a huge substation. But I guess it’s the company’s prerogative, it is their land. I’m sure power needs will grow with all the development forecast. Here’s are some pictures of what the one in Newell has become…the Developer of course never hinted at how much it would grow till after the houses were built and sold and they moved on.

In my home, not in your area, I do not hear the street noise from inside my home except for garbage trucks. So you may not have a noise problem inside your home but only when you are outside.

you would be smart to stay north. they will be years before you get shopping, the traffic will be insane. you should see the dirt flying around on a windy day. construction will be going on for years.

Similar to Newell’s, until houses were added to the area requiring the power company to expand. It is possible they will build more houses in the area….almost a certainly….

Take a look at pre owned homes in the Northern parts of The Villages. Many are situated within easy golf cart distance of shopping, restaurants, medical facilities and golf courses. Also, the neighborhoods are quite.

I cannont stress how welcoming The Villages is to those with ambulation difficulties. (Probably because so many of us are or will be someday.) Another thing to consider is how near you are to a pickleball court. The sound of them hitting those balls all day can be annoying.

We have not purchased yet but have been on 2 one week stays....after considering your concerns I'd suggest looking further north up by Lake Sumter. Generally quieter, better and closer access to shopping / entertainment. Finding a good VLS realtor is the key to being your eyes and ears....we've worked with and can recommended Jared Rothel (352)530-8245.... but have met many others and most seem very helpful and knowledgeable.

The only real way to know if your site will be noisy is to go there at different times of the day and listen. Pickleball noise will carry a mile depending on the terraine. Same with the turnpike and other noise.
People can give you their experiences but depending on the orientation of the home and the surroundings and people's ability to hear and their sensitivity will make a difference. This is why some people only buy pre-built homes because you know for sure what's in your front and rear yard and what's built around you. Eliminates the "guess-work" and being surprised when you find a utility transformer in your front yard after the home is built. Also, if the land behind your home is vacant, do the research to see who owns the land. There was a case I think in Richmond where people built homes only to find the vacant space behind their home was owned by the power utility and within 6 months a power substation was built in their yard. Never take the work of the Realtor when it comes to this information. |

Thanks bowlingal - The bonds appear to be around $50K in the Oak Hollow villlage north of Eastport square. Thanks for the suggestion on considering up north to be closer to shops, etc. I had thought being close to Eastport would provide that, but will research more.

Bonds appear to be in the $50K range and money is limited so will take your advice and look more in the northern areas too. Thanks Coleprice, Mike Malloy, jrref, and everyone else. I appreciate all the advice and insight! In summarizing the feedback: - I would still hear the turnpike noise outside even around the Corbin Trail area north of Eastport square, and turnpike is planned to expand from 4 to 8 lanes in the future. Also a lot of congestion due to construction in the area. - Consider more pre-own homes for sale up north so closer to shopping, doctors, etc given my wife's disability. - Visit in person during months of June, July and August if possible. The heat is a concern so I'll try to check it out. - Rec center and squares are accommodating for a person with walking disability which is great. - Check floor plans for wheechair and rollator access. The KingBird seems to be a good option. - Several village agent recommendations. Thank you! - Several pointed out to do due diligence in checking out the areas in person if possible. - Bonds in Eastport are expensive.
