How does a buyer find out if the bond on the house he is interested in has been paid in full? At the property tax office? Never mind the realtor.

Call the bond office at tel352)751-3900 to get the bond payoff amount.

If the property is in Sumter County go to www.sumterpa.com and search for the property. Once you have the correct property you can look at the TRIM Notice by clicking on the link in the upper right.

On the 2nd page of the TRIM notice in the middle of the page you will see the amount of both the Bond and Maintenance assessments. If the Bond is blank or missing, it's paid off.

If the bond was recently paid off - in the last year or so - the information may be out of date in which case call the number in the previous response. The 2018 TRIM notices will not be out for another 4 weeks or so.

I am keeping an open mind. I was told by a realtor that if there is a bond on the house, the buyer usually takes out a second mortgage, and it is partially for this reason that some buyers prefer outside the village.

We are happiest staying inside the house esp if it is hot and humid. So we want a house that we will be very happy inside. Why should we pay $315 for a 1300 sq ft house in The Villages when we found a listing we like very, very much for $319K for 2400 sq ft ad 1 acre lot and therefore no neighbors close by?

Gracie, you are correct we have lived in many, many places. We have learned enough to know where and how we want to live. I might not have lived in TV but have visited it enough times to know it is not for us.

Finally we are NOT the "Lifestyle and Activities" type so why we should we pay more and not use those amenities? As you know, I am too deaf to enjoy any of the entertainment TV has to offer.

Some people pay off the bond when they buy a new home and some do not, even though they pay cash for the house. They figure that if they want to sell the house and get another bigger or smaller one in the future that it will be easier without adding the bond to the cost and make the cost appear more. We paid for the house both times and did not pay the bond, for that reason.

The bond is the payment for the infrastructure that is shared by the homes in an area. It is separate here and not added to the cost of the home as it is in other areas.

The bond cost is close to these figures;
Premier Home. 50K
Designer Home or Courtyard Villa.. 25K
Ranch or Patio villa 15K.

Many, I would think MOST, pay the bond payment along with their property taxes every year but some do not like the high interest and pay it off.

It does not deter the homes sale that I can see. We have had six homes sell in our small village of 53 homes in the last six months. All at quite a bit more than they paid for them. The oldest home in our village is a little over seven years. Some had bond paid off and some did not. They all sold quickly. Two moved within our small village and four moved other places in The Villages. Some to larger and some to smaller homes.

I am not or have I ever been a realtor. I like to watch the market.

Not pottery or crafts or painting or ceramics or cards or teaching sign? My good friend learned sign at her church. And she uses it for good things frequently.

I wish you happiness. I know you know what is best for you. It just seems that you find this forum and this place interesting. It is much like any other places with a few amazing angels and a few damned devils.

If you have stayed here so many times that you know it is not for you then why would you be interested in anything to do with the bond or figuring the square footage on homes that others have already purchased at a price that they thought was fair. I read this thread several times and take your posts as shot at my friends and neighbors who have bought here and have a bond.

If this is not the place for you then best of luck. You are probably a fine person, I don’t recall reading your previous posts. I think if you made your decision it would be proper to stop blasting The Villages Residents with your already stated opinion. Best of luck in your next new home wherever it may be.

So why even ask the question if The Villages isn't for you?

One has to question your motives at this point, you've made over 500 post on a site dedicated to and on topics related to a place you don't want to live, Why? Your profile states you are a "now bored retiree", so one must then conclude that your goal must now be to make others as miserable as you appear to be. I've met and know no one who has moved to The Villages that has embraced what is to offer here who is a "now bored retiree". In fact most are so busy that if you ask them something simple like "can you do lunch on (pick a day)" they have to pull out their smart phone and check their schedule.

Is The Villages perfect and for everyone? No, not even close, no place is or will ever be. For most of us living here it is a great place to live with great weather and so much to do that we look forward to each day of our retirement. As for I, I've lived here over 4 years now but only retired just over 2 months ago, I now look at my schedule and am glad I'm no longer working as there's no place left in my schedule for it.

I truly hope you find what you're looking for in life and retirements, if The Villages doesn't meet you wants and needs then please move on.
