Default CV Roof Replacement Costs

Coming from California, where there are no hurricanes, roofs tend to last 25+ years. In hurricane-prone Florida, the average life expectancy is only 10 - 15 years. For those of you who own Courtyard Villas, have you replaced a roof recently, and if so, what does the typical roof replacement cost? Thanks for the advice.

With the number of blue roofs still not repaired, the cost will likely be higher now. Friends with minimal damage paid absurd repair prices. Best to get current quotes or wait.

senior citizens in the Villages pay more for Roofs ....they created a monster years ago , with " free" roofs for Village people. ...improper installation will create problems , Good Luck

The sun really beats up roofs here in Florida, makes the shingles brittle so they don't last as long....

OP, at a minimum get 3 estimates when you decide to get a new roof, NEVER sign an AOB (assignment of benefits) form. Insurance coverage is for storm damage and does NOT cover normal wear and tear. Be aware of door knockers that state they can get you a new roof for free, they will get you to sign the AOB, and for that point forward you have NO SAY in the replacement of the roof.

Roofers are charging around $600 a square(100 sq ft) for the entire job. That was price before the storm. Probably higher now

Central Florida weather not as nearly severe as coast or other parts of country. My roof was 21 years old and NOTHING wrong with it, but due all insurances scams Florida allowed I had to replace before I could get insurance 1150 sq ft CYV runs 8 to 12 thousand depending on how good job you want it done. This was November 2022 prices when shingle was scarce and insurance scheme was rapid.

Agree some pockets of roof damage but IMO at least 90% was scams. Why have insurance crisis in Florida.

IMO Florida sun nothing compared to desert states. Probably cheap shotty jobs?

The Florida sun is no slouch and the desert states don't get a blasting rain every afternoon from May until August.

Call McGinnis Construction, 352-266-9403. Tim will give it to you straight. He gave me an amazing price for replacing the roof on my villa. Get at least 3 quotes and compare to the McGinnis quote. The last I heard they are a month or two booked.

We have a Stoneybrook Villa.
February 15,2024 we paid $12000.

FIRST, unless **YOU SEE DAMAGE TO YOUR ROOF**** Never let a Roofer on your Roof, If you do you WILL NEED A ROOF WHEN HE IS DONE!!! If you don’t believe that, Ask around.
