We are thinking of going the apartment or condo route in the near future, in our 80's. We have a 3/2/2 ranch on a dead end section and a dead end street. Top of hill so no flood or sink holes, bond paid, new air and roof 2009, Turn key with golf card, hot tub on enclosed lanai, 8,500 generator with electric start, very nicely furnished, SS appliances, Inside laundry, granite Kitchen counters and open kitchen, dining room, living room. Not sure when we when would be ready to sell, we have a 43 Motor coach that we could line while we look for a new home. Great neighbors, known to party once in a while. thinking of asking $245,000. Have been on all sides of what you are looking to do; renting, buying and selling.
First, you need to determine where you want to locate, TV keeps getting bigger & bigger.
Next, houses for sale change virtually daily, new listings and sold.
TV agents are not MLS, and vice versa for Realtor agents, thus would suggest contacting
one of each, so as to get both TV listings and MLS listings.

I would suggest getting an agent now! We used Jim Amidei with The Villages (352 572 8747 cell; 352 753 2270 W; 800 346 4556. He is awesome, very patient, and focuses on what you want. By starting now, he will be able to send you listings now for review, and be able to fine tune things that you like and don't like about various listings. That time of year should be easy for you to get a 1-2 month (or more, if needed) rental also. You will LOVE IT here!

My house will be on the market by May 1st. It a designer home. Alamanda model (1586 sq. feet) 3b/2b double car garage. Located in pine ridge. It backs up to a wall so there is privacy. Also a 2014 golf cart will go with the house. I have an agent who will marketing it soon.

Try not to buy a sided house. Look for Block or concrete. I’ve been here for many years and the first house I bought was sided . Nothing but problems.

Message me if you want a girl who goes above and beyond. We wanted a 3/2 with golf cart extended garage, large lot, NOT on a corner, wonder 250k and Diane got us exactly what we wanted. Move in condition, beautiful neighborhood, etc. She will not show you anything you that does not fit your needs. Very on top of every detail. Have recommended her to 7 people and she found all 7 exactly what they wanted.

Not all homes have open houses, some buyers may not be here at the time when there are open houses. If you are working with an agent and they know exactly what you want as soon as something that fits comes on the market they can get you in quickly. That is why you need an agent, not to hold your hand but to find what you want .

However, I just checked and there are 12 resale open houses today. So there are a lot of homes to visit without a realtor holding your hand.

If you do see a house on the computer that you like, it shows the realtor who made the listing, so you can easily contact them. Since that person would get the whole sales commission instead of sharing it with another realtor, that person would be very motivated to show you the house right away.

There are homes available that do not have open houses, some sellers just don't want neighbors and those just there because they had nothing else to do that day to walk through their homes and you need an agent to get you in to see those particular homes, that is not holding hands, that is common practice when looking for a home.
