About 80% of sales here are cash and demand is high for used homes since the builder will no longer sell new homes to be used as rentals.

Thanks again. I just started poking around today. Very informative. I once asked a Villages realtor for an “as built” floor plan for a listing - had more bathrooms than typically- and now I know where his file came from.

An observation about looking for a certain model or model on a given street - once you search for description/contains/Winslow (for instance), if you then place your cursor on the permit-ID field you can click/toggle and the system will display them 3 different ways, one of which is descending permit order with the newest at the top. Look for 2022/2021 etc for example BDWW2022-1600. Chances are, you are then looking at the names of the new streets and the most recently permitted lots. A quick corroboration with the villages sales site bears that out.

Yeah, we understand. In 2016, we were cash buyers because we had sold our home in Virginia and had cash in our pocket.

With interest rates increasing, the people up north will have to sell their homes for less, which means they will not have as much money to pay cash for homes in The Villages.

The good news is that Jimmy Carter is still alive so maybe he can save us like he did in 1980.
