I'd be concerned about air quality. Constant fumes from cars and diesel 16 wheelers. Silent killers.

Bprice, I read through the replies, there are some other things you might want to consider:
1. Taxes if you are also located in one of the cites, you pay county AND city taxes.
2. Adjacent land use if you look at a house next to a field, you have NO CONTROL over what is done in that field.
3. Water view (read the documentation) these are not guaranteed to be there all the time.

IMHO, you may be better off looking at a resale, the neighborhood will be established, you have the possibility to meet the neighbors, etc.

Thanks, that seems to be our set up as well. We face the turnpike/barrier and it's very noticeable out front.

Out back is where I would like to mitigate some of the sound. Maybe some trees or water features.

Our home is nestled between 466 and 466A, two RABs from Lake Sumter Landing. We are in Mallory Square. "Quiet and serene" is the only way I can describe our home, inside and out. The occasional lawn mower noise is the only noise we hear. Oh, and the garbage truck twice a week. That's it. We both have very good hearing and we love it here.

Could be a little risky purchasing next to land between Richmond and Brownwood that could be highly attractive to a future developer.

No telling what might end up behind the wall on the north side.

Do you mean the mobile home park behind the wall.
Commercial property that the developer owns at Meggison & 44, across from Brownwood
Or property at BV&44 that borders between Lake eye surgery center, mobile home park, with the old barn structure that is collapsing? That property twice a year is cut, bailed, that could be straw, nobody bails weeds. Two weeks ago either bat houses or a sort of bird houses installed on fence posts. No idea who owns that piece of land, haven’t noticed any sale sign yet.
