Houses start under $200K so you’d only need a $35K salary, with 20% down (see parents) to get a 6% mortgage. That’s not much above the poverty level. $45K would even be more comfortable.

What do teachers make at the charter school? What does a full time server make at TV restaurant? What does an electrician make in TV?

It appears to me that the houses are priced reasonably.

According to the Villages Homefinder for Middleton (link provided on page 1), the least expensive house available today is $245K. Perhaps the less expensive houses have already sold or maybe more will become available as the buildout continues.

The site does show there are floor plans that can be built for under $200K.

I’m not sure about where it’s listed or if that’s no longer the case but i do personally know someone who bought there months ago and doesn’t close until the end of this month. His was under 200k. I have no other details other than it’s a 2 bed/2bath

You don't have to work for The Villages or one of the designated companies to buy and live there, only to go to the schools. They were directed to the charter school website and Villages website for information on companies that qualified. The couple wanted to get their children in the Charter schools because of their reputation and were going to relocate from the Orlando area to Middleton if she could find eligible employment and her would commute to Orlando daily and keep his apparently well-paying job. After the couple left, I started talking with the sales agent about the home and then and asked them about the young couple. Their scenario is apparently one the sales agents have been hearing frequently in the past few months and is helping to drive sales.

One has to wonder, did the developer anticipate this growth avenue and plan for it, and if they have, is this a new market they are developing? With over 8,000 family homes planned for Middleton plus the family homes in Coleman Ridge, it does seem a possibility.

Was down there today visiting open houses (recovering from surgery so cant golf!). Agree with Goldwingnut on prices. I’m no RE expert but they looked like good value to me and many young folks looking. No amenity fee. There will be 4 pools (one open now) in that area which I think is Phases 1 and 2. Lots of different style houses which is nice. School complex looks incredible as others have pointed out. A Jumbotron? My FBS alma mater didn’t have a Jumbotron until a few years when an alumni class donated it! Pretty impressive.

The only possible drawback I see for families is if kids are not eligible for charter schools I’m not sure the public schools in Wildwood are what I would want for my grandkids. (TV sales agent said that is the public school for that area).

I was down in Middleton as well today touring the models - gorgeous homes - quite a few young families looking as well - Middleton is a great community and a welcome addition to The Villages - If I was still working and under 55, I would move there in a heartbeat to get a “jump start” on a semi-Villages lifestyle.

You do realize many buy investment homes, never live in them, then sell 1year, 1 day later to make an easy profit.

I am guessing you may have moved here and not happy because you didn’t spend enough due diligence prior to signing. Or did you move because of spouse pressures and couldn’t speak up

If you add in taxes and insurance, most people in their 20s and 30s cannot afford buying there.

Is the Villages’ bank giving out preferred mortgages?

Not to mention the $40K bond price and monstrous lot premiums for open space.
