IMO. and it is only an opinion but based somewhat on history. I believe the last village the developer builds south of 466A is and will be the most desirable in location and that is another reason why they are so (rightfully so) successful

I heard a rumor today (came from a builder) that The Villages bought
several thousand acres across Hwy 44. Property that the Speckled Butterbean is located on.

Gee, I wonder if they are referring to the few feet of land the developer already owns surrounding the turnpike where the new interchange is to be built? That would be the after Morse Blvd. is extended to 44 and south of 44 it is known as RT - 468. If I remember correctly there has already been a thread on that subject with links to the county filings.
