photo define " premium" Do you mean the entire cost of the lot or the additional amount needed compared to a standard lot? Simply stated are you using premium asked the same as asking price? I ask this because $15k wouldn't describe a premium lot?

Vacant lots for sale in The Villages have their prices expressed as "Home Site Premiums." Basically, the cost of the land, upon which you then add your house for an additional amount. All lots prices are expressed as premium's, whether its a $15k lot, or one that is $695k. This term shouldn't be confused with Premier.

photo: Oh I get it lot prices = premium sites. Premium sites connote you are receiving greater value for your money. I mean who wants to just buy a lot its so bourgeois. Boy would my friends back home be envious if they knew I was sitting on a premium site

You are not just buying a lot. You are also entering into a contract to build one of their models on the lot within a certain amount of time. It is not as if you can buy the lot, hold onto it indefinitely and potentially flip it in the future.

Youre correct. There is no such thing as buying a lot in TV, youre buying a house they will build for you. The time limit has recently changed. You can now sit on a lot for 120 days before youre required to start construction. A few months ago the hold time was 90 days.

Not sure I see it that way. You're paying more for getting more.

If you buy a bag of potatoes for $5. Are you getting more value for your money if you buy two bags for $10?

When discussing lot pricing, "Premium" means the charge over and above the price or a standard lot.

Better view, better position, water view, golf course view, on the water, on the golf course and so on.

Most premiums for lots on the golf course are (? used to be?) upwards to $250,000.....above the standard lot.

Lots on the water easily have premiums $500,000 premium and above. With $500,000 being the low end premium depending on location, view, number of lots, etc.

When all gets said and done just like the $500,000, $600,000 and up lots in other areas of TV all sold out.....so will the new ones where ever they are released.

Supply and demand at it's finest!!
