Just received an email from our salesperson in The Villages advising that a promotion is starting for the first 200 people who currently have lots and are willing to start construction now.

The offer will be a 4% reduction in the cost of the construction of the home.

Unfortunately, the offer doesn't work for our plans but I wanted to put it out there for others who might want to take advantage of it.

Our sales rep called yesterday with the news. She has secured one of those 4% discount certificates for us and we are working on getting the 20% deposit down to them now.

We get a 3.5% telling us this is it no more get down here and sign,

So on the 31st we get 3.5%

Today I get home get the 8k closing costs and they bring back 4%

Hope they make it right for Jim and I-

Herv and Ruth, I think you, Jim and Lou who all signed this past week got hosed. I don't believe that your sales person didn't know about 4% ahead of time. That's not right. Lou just sold one of his houses in NJ (he had 3) that will take some heat off him. I'd call my sales person and see if they can do anything. I doubt very much that they will. Good Luck

I was looking at some new construction Designer homes on TV's web site and they have some nice discounts on them too. A few have 5%-10% off.

Their timing was indeed unfortunate; but I wouldn't quality that as getting hosed. They paid what they expected and agreed to and were not one of the 200 lucky people to get a discount.

It seems quite plausible that Mrs. Parr did not tell the sales staff until they were authorized to release the information; or that she told them, but they were not authorized to release the information until yesterday.

Bottom line, only 200 people will get the discount. Had your friends waited, they might or might not have been among the lucky. If they were, then two other home buyers among the lucky 200 would not have been.

Do you see what I mean?

Default We inadvertently stumbled into the same deal

back in August. I was kind of amazed, because it worked out to be a pretty substantial chunk of change. We are actually closing on the completed house this coming Friday.

Now we've got to actually move.

Default House and lot but no pool or birdcage

We did verify that the 4% included the house and the premium on the lot. It doesn't include a pool, spa or birdcage addition. We are fortunate enough to be able to take advantage of this.

We got the email today too, however we are not able to take advantage of it at this time. If we thought we would be ready to begin building within the 1 year time frame we would definitely select a lot and go with it....but we can't be sure so we will have to pass

Sigh_ It is maybe ok for some to agree with TV but those hurt will not feel that way.

Plain and simple. The world is getting tired of the Berni Madoff way of doing business. Those people knew what they were getting into right?

Tell us it's a gamble the rates could go up or down but don't mis inform us that the rates will most likely not get better or even be re-offered.

All of us that had this happen to us get the right to fell hurt. We will get over it. Anyone want a upgraded Lilac on a nice view lot for sale!

Pturner you are right, But myself and three of my friends are feeling pretty low tonight/

Hi Pturner, nice to hear from you. They did the same thing to us. We picked out our lot in late July. They told us that if we got an appointment with the design center and signed before the end of September that we would get a 4% discount. They also told us that there would be no more discounts. We really planned on selling our home in NJ first. We made the decision to build and hope to sell. We are still happy with making the move and getting the 4% discount. Then Oct 1st they offered 3.5% then Nov 1st 4%. I fell it is deceiving and poor business practice. They don't need to do that, the lifestyle sells itself. I don't have a problem with them offering discounts to build but don't lie to people and say there won't be any more. That's 4 of us that I know for a fact were told the same thing. We are busy packing 31 days until we leave for TV

I agree. It is unfortunate, but you will see that is how things are done here.

We bought our first house here, an already built new home, over three years ago and they were not building homes FOR anyone at that time. PERIOD. Three weeks later they were. Our rep didn't know and it is because they do NOT tell the staff until something is a go.

We were shopping for Premier lots in Pennecamp in April and they were offering a 20K discount until the end of the month and we missed it. We couldn't decide, we had two houses that were not finished being sold and we didn't want to commit. It is what it is.

They have no problem finding people who are ready at that moment. The same with a furnished model. When it goes up, it goes up. If you are ready you can buy it if you want to buy it. They run this like a business and it seems to be working for them...

And for us.

P.S. Others will tell you here on this forum that discounts are offered periodically to finish up areas probably.

P.P.S. Are you sure that they didn't say that it won't be offered past the end of the month? Or some other such wording? I didn't believe them either but at the end of the month the discount was gone on the lots in Pennecamp and so were all the view lots.
