No one is paying for walls when you build near an existing highway. They usually install walls when a highway is being built near existing homes. I lived on the side of a hilltop, a very long distance from a highway, and the sound is very obvious day and night when outside the house. No wall is enough for me.

Just to clarify, almost all traffic noise is caused by the tire contact with the road at high speeds. Electric vehicles will not solve the problem.

We have lived in Fenney for well over 4 years and there is no traffic noise on our street that would come from any of the roads you mentioned, and I 75 doesn't come into play in any of the southern villages, the only noise would be from local traffic that everyone has. There are homes that are near to Warm Springs and I would assume they hear the traffic but the homes in the central section of Fenney are very quiet. Now they are selling in Hammock of Fenney and the homes that are on the east side along the golf courses will be quiet, the west section will be nearer to 301 and will have some traffic noise during the day. Another note regarding 301, 44, and warm springs, traffic is very light after 6:00 PM

i agree. we are in mc-clure, & the only noise i hear is in the evening, & usually when i have the windows open. other than that, i don't really hear that much activity @ all. i did grow up in a city, where noise is a constant, so i may have become immune to it, lol. but yes, if you aren't sure, PLEASE look & you will find the right home for you. sending an early welcome! :icon_wink:

We live in Marsh Bend fairly close to the turnpike. We do not hear anything inside or on our lanai. The only time I notice traffic noise is late at night when I take the dog outside. I dislike traffic noise a lot, so I sympathize. Our location is fine. Lots of houses to choose from. You will find the right one. Best of luck.

We live in Mulberry North very mature and quiet. The Frogs call this part of The Villages the 'country' being soooo quiet!

Thanks a lot for your suggestions! I see almost all new homesites close to the turnpike and major roads. We have been to the villages a couple of times. Maybe it’s not a good time to buy a new house here at the moment.

Rent first if you can. Here's an idea, watch some of Gold Wingnut's videos on the construction going on. As with most new home constructions, there will be a LOT of DUST. Good Luck.
:ho: :welcome:

I would keep looking -- 1/4 mile is not far from the turnpike. You need to consider the noise and the quality of the air. I stayed in a hotel off of I-95 (NJ Turnpike) for several weeks -- my car was in an open air garage -- my car was covered in a layer of dirt.

In addition, the area south of 44 is being developed with more home and businesses so there will be more traffic and noise.

One of the most important considerations in real estate is Location, Location, Location.

Take your time to find the home that meets your needs.

We live in Hawkins, which is off Meggison. We live deep in Hawkins, closer to Warm Springs (2500ish feet from the Turnpike, 4500' from the Service Plaza, and 1000' from Warm Springs. We can hear the Turnpike. We can hear Warm Springs, sometimes.

The Turnpike noise can be very loud at times, and almost not noticeable at others. It depends on the time of day, the wind direction, the clouds, and probably several other natural factors I am not considering.

Some people are from parts of the country where they are conditioned to the noises -- if you live in a large city or other urban area, you may not notice. We came from a suburban area where there were only 20 homes on a 4 mile road. We had the smallest lot, at 2 acres. We are probably more sensitive to the noise than others.

The Developer is building several hundred more homes in Hawkins between our house and the turnpike. We are hoping that their roof-lines deflect some of the noise.

We ride bikes a lot and can say that if you are within a 1/4 mile of the turnpike along Meggison, you'll hear the turnpike. We've crossed the Water Lily bridge and you can hear the Turnpike along the Multi-Modal path the whole way -- and, in places along that path, it is deafening.

Parts of St. John will be very close. Casson Hammock is adjacent. The West part of Citrus Grove is adjacent.

If you are sensitive to noise, these Turnpike-adjacent neighborhoods will be a problem for you.

Another thing unrelated to consider is that there is little commerce South of 44 right now.

Dear Villagers, we are evaluating the homesites at the intersection between Meggison Rd and Warm Springs Ave. The homesites are away from turnpike about 1/4 mile. There might be 3-4 houses between the homesites and Meggison and Warm Springs. In terms of our experience in Pittsburgh, the road noise is very loud in the same distance in the open space. Our another concern is this homesite also fits into the highway 0.3-mile high pollution band. Our agent said the road noise cannot be heard with surrounding wall. Would you please advice if you have some suggestions on these issues? TIA

Thank all of you again! Getting further away from turnpike may be more important, not just for road noise, which may be insulated somehow. A research report shows the air pollution near highway could be a 0.3-mile band along the road with 50% reduction beyond band. We try to get more healthy life when we move to the villages.:)

Noise could be a problem depending how close and house direction. Florida is not Pittsburgh, meaning we have breezes off the ocean and gulf virtually every day after 10am, so highway pollution will be broken up. When considering noise, emergency vehicles are an additional consideration since we do have a high amount.

Noise

Those home prices will be adjusted to the proximity to the turnpike. So, it depends on your budget more than anything. We live in Hawkins. We cannot hear the turnpike. However, we do hear cars on Morse and Warm Springs.

Make sure you listen on different days, and times because the time of day, and wind direction, and speed make a difference.

jrref 10-08-2021 08:07 AM

We ride our bikes through that area and there is no question, you Will hear the turnpike when you go outside. In my opinion after living in NY about 1/4 mike from 287 with walls, etc, the Villages is building to near major roads, the turnpike and power lines in the newer sections. There are going to be a lot of surprised new villagers when they take possession of their homes.

Thank you so much for all your valuable input! We will keep looking and may adjust our expectations. Really appreciate!

That same guy paid about $ 40k less for his house because it was near the turnpike. So there’s no excuse for him not to expect to hear it.
