Default Notice from Duke

I received an email from Duke advising me that an audit disclosed we were in Leesburg municipal limits, and they would be withholding taxes for Leesburg. We built this house last year. I was always told we (Dabney) were in Okahumpka. When I type in my zip it shows Okahumpka, I think some of my paperwork when we bought said Okahumpka, and the Okahumpka post office is right on 470 on the way to Leesburg. I found a map that appears as if we're in Okahumpka, but planning and zoning maps show us controlled by Leesburg. I understand Okahumpka is unincorporated, and I know in some states towns are allowed to control planning and zoning beyond their boarders for growth path reasons. Did anyone else get this Duke notice? I called and they are looking into it.

It appears to be highly gerrymandered!

It appears that if you are in Newell, Lake Denham, or Dabney, you are In Leesburg.

I think they annexed it the land a few years ago so that they could collect taxes from the Villages - without providing many services.

St Catherine and Citrus Grove are in Sumter County, pay taxes to Wildwood and were mandated to use Leesburg Electric. Here’s the kicker, half of Citrus Grove pays to Leesburg and their service tax, half has Duke. I don’t think it matters where you live?

We’re in St. Catherine. We’re also split between Duke and Leesburg for electricity. We get our natural gas from Leesburg.

You're in the City of Leesburg and Lake County. You pay property taxes to both. Your CC&R document shows this. The Villages of Newell, Lake Denham and Dabney are in the City of Leesburg.

The local post office is in Okahumpka. Okahumpka is a tiny CDP, only 1/4 square miles, with about 200 people. The map on the Okahumpka wikipedia page shows Okahumpka, as a thin red rectangle which is circled, the City of Leesburg is shaded in and Lake County is the large outline. We pay for gas and electric through Leesburg Electric. What a mess.

I am in Newell. It was understood at closing by me we are in the City as Leesburg (as is the village - small V - of Okahumpka). I used to live in Citrus Grove and paid a similar fee because I lived in the Wildwood city limits. Their street signs even have the Wildwood logo on them. CDD 14 is patrolled by Leesburg PD as an example of the services we get.

I have to say I have heard MANY times - NOT by you, OP - that we live in the Villages - not Okahumpka, or Wildwood, or 34762. These places were here long before we were.

Default Duke Energy Additional Taxes

So, it sounds like we'll be able to vote & participate in Leesburg elections & politics! Time for all of us new residents to get involved & effect CHANGE & IMPROVEMENTS!

Yes got this notice as well. Was going to call today to find out because we certainly don’t live in Fleesburg.

I think that Village people are a small minority of the Leesburg population so it will be hard to have much impact on the vote. I think that Village people are a majority of wildwood population so we should be able to influence wildwood policies.

This is what the Leesburg mayor said about the Villages coming to Leesburg.

“It makes everything possible, because it’s not just about the sale price, but the taxes and fees that will be coming in for years,” said Dan Robuck, who was the mayor at the time.

And this is the financial impact of the Villages.

The “upside” numbers are staggering:

· 2,800 new homes will be built, valued at about $275,000 each before homestead exemption.
· $2,270,470 will be raised in residential property taxes.
· $3,557,188 will be added to general fund revenue from things like fees, franchise revenue and sales taxes.

Interesting and in the weeds to say, paying sales taxes to Leesburg, while purchasing and using in Wildwood. Not to say this isn’t possible for a private entity, but Leesburg is a public municipality.

The OP lives in Leesburg. I live in wildwood but use Leesburg gas. My latest bill shows $.43 for Florida gross receipts; $2.06 for a franchise fee; and 3.47 for sales tax for Florida. No city sales tax.

But you can’t have your cake and eat it too. The OP was mandated to switch because he lived in Leesburg. Wouldn’t the same go for those who live in Wildwood?
