I agree, the Gardenia seems to offer a lot of space, but I still want larger guest bedrooms if possible. As much as we really like the basic Gardenia, we want the 2 ft. side stretch and golf cart garage for the additional space. We're also debating between the den vs. the bedroom. I'd like the closet, but don't want to give up the wall space in what will be a den/sometime guest room for us.

Just like Linda, I want to check out the Zinnia too. I'm anxious for floor plans to show up on the web site, but we'll be there April 1 to see for ourselves.

However, on a standard lot, are these homes feasible at those prices? Or are there features in the model homes that almost any homeowner is going to want to upgrade to?

I've owned seven new homes in my lifetime, and sometimes the basic model is all you need and other times builders will put so many upgrades in the model it's hard to tell what you're really getting. I understand granite, hardwood floors and stainless steel are obvious upgrades, but besides the lot, are there any obvious features really lacking in the basic model?
I was told the basic designer has vinyl floors and carpet

Bill & Terri,

Sorry took so long to get back. Our house is on the market also and having showings with a contract going back and forth..we will see. I just HATE this selling business keeping the house all cleaned up and everything in it's place. Can't find anything now.

Yes, a big St James party will be in order. So looking forward to it.

Everyone,
All your good wishes and crossed fingers must have paid off. We have a contract!! Better yet, we don't have to be out of our house until the end of June. We'll be in TV the month of April (already planned) and will make all our selections that first week. Timing couldn't have been better. We couldn't be any more excited!!! Can't wait to meet everyone.

We were in TV a year ago and wanted a Gardenia with the 2 ft stretch and golf cart garage. A lot for say an extra $30K could not be found due to increased width of the house. With all the extras including a lanai stretch the house went to over $300 K. We are now reconsidering and are interested in the CYV Grantham model. Interesting design and to us the biggest difference is the smaller garage ( commitment to having only one car) smaller master bedroom and master suite. It's only about 250 sq ft smaller than most designer homes. Also the living room is HUGH!
We have a year to decide. Can't wait.

We are coming down April 5-9 to pick out want we want in the house.
I don't want to feel rushed. Our closing here is set for 3/31. So we will be renting from the new owner tHoill May 27. Hopefully be on our way down to Fla right after I get out of school.

Not sure when you are coming down but hope to meet you. Again congrat.

Hi BillnTerri - Congratulations on selling your home. Ours goes on the market next month. It sounds like you were down in April to make your selections. How did that go? We will be coming down at the end of May to start the selection process. What model did you decide to build? We are thinking of the Bridgeport. Linda

Good luck on the sale of your home. We were in The Villages for the month of April. We were already pretty sure we wanted a Gardenia, but went around to several of the open houses just to be sure. Then we spent most of a day with our realtor going from model to model picking out tiles, granite, lights, colors, etc. It's a crazy process but exciting. We decided to stretch the lanai and side by 2ft. We got to see our Gardenia started. The floor was poured and the block walls were up before we left Saturday. We can't wait to get back TV. We look forward to meeting you soon.
