Can u add an extension to back of a villa? How far do u need to stay from wall? Any idea what a 8x8 stucco would run?

ARC would give you an accurate response. None of us can answer correctly

Your house plat (plot) plans will have all of the restrictions, right or ways, property lines, etc. shown, so that would be the first document to look at, you should be able to get a copy from the county zoning department. Note if (big if) yours plans fall within the buildable area, then you can sketch your plans on the plat document and submit to ARC. As I recall you will NOT get a full approval as they will need to see the engineered drawings, but you should be able to get an initial maybe or no way reply. The villa lots are tricky (IMHO) so I would definitely get the plat plan, you may then be able go the ARC office and discuss face to face to get an understanding of exactly what is involved. Good luck with your project.

Would never give anyone advice on this, only ARC could, but will tell you today we went with house guests(who are thinking of buying a place here) to look at a villa that had a sizeable addition built out to the rear. Agent said it was not original, owner had it added later. The addition used what had been the entire lanai area, plus the rest of the courtyard within about 6' of the concrete wall. About 3' foot out from wall was soil, enough to have a nice border of tropical flowers, and about 3' wide of a path to walk on that appeared to be some type of flagstone looking material,thereby making it possible to walk from one side of the house/courtyard to the other. Of course there was no real courtyard left, but they had a nice patio area, grill, umbrellas table, etc. on one side of the house which made it very private and right out the slider from the kitchen. The addition was quite large, and bright, and had french doors that opened up to the original villa structure, so it can be done !

2 of my neighbors in a villa neighborhood have added rather large extensions (greater than 8x8).
I'd assume they got ARC approval but I don't know that for certain.
Check with ARC, probably depends on your lot size and plans. I don't know the cost.

To VT’s response, I was able to get my lot plan online at the county site. I forget where exactly.
I got it for each property I was considering buying.

About 7 years ago I put an 14 X 14 extension on the back of my CYV and added a golf cart garage. I was told at the time I had to keep 7 ft from the wall.

Just went thru this with my CYV in Marsh Bend. Assuming you are in Sumter County, the setback from the concrete walls is 5' for anything over 24" high. That means you can run a concrete slab all the way to the wall but if you were going to build a structure like a birdcage you have to stay back a minimum of 5 feet. This allows maintenance of the wall. This is a county zoning ordinance rule.

We added 12’x21 feet on the back of our CYV last October. You have to respect the required set back from the wall - that is why we are at 12 feet out. All the required set backs are on your lot plat, as noted by many. You definitely have to have ARC approval and the builder needs to get the right permits, but you definitely can expand. Distance from your existing house to the required set back line is what is really key.

There are two things you MUST consider. One is the limitations put on by the Villages. Best,the very best source of restrictions is the ARC. They are extremely helpful! Two, and the County restrictions. You must speak with the County zoning people to find out the limitations you might face.

Relying upon this thread and making decisions based upon what people may or may not say could very well lead you to zoning code violations which will need to be corrected at your own expense.

Hence, follow the path of speaking to the powers that be in order to live within the rules we must all abide by!

Before I would jump through all hoops and spend 60K Plus? ( my new neighbor spent 38K to close in lani, and that was after the previous owner just spent 25K plus to enclose it and tore it all out). I just sell and find place big enough place for my liking. IMO hard get money back in CYV unless in was on golf course and extra large corner lot?

We are in the process of having an addition built to the rear of our courtyard villa. After interviewing builders, we selected one who has already obtained all Villages permissions and permits. My understanding is that TV is open to additions in the rear that don't change the front appearance of the villa. Of course all setbacks and other criteria apply.
