Permit required?
Do we need a permit to remove an existing window, and replace it with a door?

IMHO, I doubt it
We removed the center of a door and replaced it with a window, kinda different....The ole boy kept wacking me with the door while I was unloading laundry, needed warning of this event, sooooo, walla - window!...giggle..

If it is an outside door I think the answer is yes. Florida has rules for what type of exterior door can be installed.
I found this out when I was looking at French doors to replace my slider. They told me I would need a permit. Whoever installs the door should know.

It is dependent on exactly where the door is and a few other items (such as weight bearing wall involved, etc.). A licensed contractor should know the answer and be able to pull the Building Permit and get the final inspection for a Certificate of Occupancy. The licensed contractor should also take care of Architectural Review Committee approval, if that is required (and I think it may be but the contractor should know that also). Just make sure all this is clearly spelled out in your written contract with the contractor.

The AR would still have to be the first step.
