One of the big differences in Florida is most people do not use an attorney (but, you can if you want to). You close through a title company that is bonded but employees clerks to do your closing. Check everything they do!! Where I came from in Western New York, there was one title company in the county that did all title insurance policies. In Florida, you probably have 50 or more per county. I felt much more comfortable with my attorney in NY.
Another difference in Florida, a Certificate of Occupancy is only required for the sale to the original owner. Resales require none. Thus, the large number of Home Inspectors in Florida. Oh, but the weather is great!!! ...

Less than 10 days on a new house, cash deal

On a resale, a good title company can close on a house in a week, as long as it is a cash deal and there is nothing unusual in the contract that would hold up the closing.
As a Realtor, I have closed many properties within this time frame.
