Default Questions About Using VA Loans Benefits

Hello my future neighbors,
I'm getting conflicting information about using my VA home loan benefit in the Villages.
Has anyone used that aspect of their VA benefits there successfully? My recent information is that you can't on a new home but can on a pre-owned as long as it's through non-village affiliated financing. Some one else told me the houses there won't pass the VA inspection.

Anyways, lots of "I heard" but so far no "I actually did and here's how."
I'd like to get some reliable information for planning purposes.

Years ago, it was reported the VA could not meet the 30-day window for closing, you are wise to investigate this. It may be possible to get local financing through Citizens first and then get your mortgage through the VA and payoff Citizens first, no idea if this would actually work.

I don't know all the particulars, but a 15 year old resale down the street just sold with the buyer using a VA loan. The hot water tank, HVAC system, and roof were all new within the previous 12 months.

VA loans are more than 30 days to close, so with developer/Citizens VA mortgages not allowed. We first inquired about our first house for VA mortgage in 2004. And each of the 5 homes thereafter

However the seller of a preowned, may decide they also don’t want to sell their home with someone who is VA approved. Especially if there is a quick close involved.

I do mortgage loans all over the State of Florida and I love doing VA loans.
I rarely have one close over 30 days; VA is very quick and our lenders we deal with are fast right now.

Interesting about loans from the developer - never heard that but good to know.

I've done a few loans in The Villages - a couple of them were new builds and I worked with the developer and their title agency; some were refinances. Never an issue.

We closed 3 weeks ago on our 20 year old property via VA loan without any problems. We used a TV agent and 3rd party mortgage lender.
