I doubt it. According to Certainteed, a major shingle manufacturer, they do not recommend the product and they will not pay anything under their warranty if you have applied RoofMax or a similar product.

The county will want to see the decking and underlay so when you get your insurance renewal and they drop you, then you will know you have made a poor choice. I don’t condone pushy roof sales or insurance fraud, but I do know that the Tri-Counties are bearing down on all homeowners to stop these gimmicks because they will not truly extend the roof and there are warning signs on these contractors disclosures about “true-efficiency” and “extension effectiveness”…. We got the roof seams sealed and Roof Rejuvinate product applied about a year ago. Results were immediate with the shingles on our 7 year old roof settling. The identical roof next door has extensive blue-green algae and we have none. That roof suffered extensive hurricane damage last month. We had none. We are happy with our $3500 treatment. Our insurance company (based in Florida) said they haven’t yet evaluated the benefits, so no reduction in policy yet.

Providing links to roofers’ opinions on a product designed to keep you from having to utilize their services is akin to asking a chiropractor if you can stretch regularly to avoid theirs. Not dissing the roofers, but parking a car in a garage will extend the life of a cars paint job and resealing a roof should help. The price might seem steep, but if it gives you the time to avoid financing for your roof replacement, that might be a win.

If you extend the life of your 18 year old roof, you still have an 18 year-old roof.
Maybe you're not thinking of selling for years, but a buyer would see 18, 20, 23 and run; or insist on a new roof. |

Many of the Certainteed shingle roofs came with a 10-year algae warranty. They will clean it for free, even if you are not the original owner. I also had mine cleaned. But, Roofmax is an oil-based product that Certainteed does not endorse and using it will void the Certainteed shingle warranty.

Insist all they want if no damage or leakage why replace it? But, most will deduct for ages of things in house like water heaters, air handler, condition of driveways, house outside siding, and roofs, calculate all that when make offer. NO reason under normal conditions roof in Florida shouldn’t last 20 to 30 years. Where I come from lucky get 10 years without beat off by golfball or bigger hail let along straight line winds. My roof was 19 years old and was in great condition like 90% in my area. But, when somebody got free roof of pea size hail the scam was in.
