Default Want to buy a new home this summer

looks like the only available areas are Monarch Grove, DeLuna or Marsh Bend...am I correct?

Is it noisy in that area because of the Florida Turnpike?

Also, there are a few houses I am interested in but wondering how many will still be there in a couple of months or are they building new homes as we speak?

Would there be houses available that are not listed on The Village's website?

I don't want to wait and there is nothing left!

They are building at a rapid pace in DeLuna, Chitty Chatty, and Bradford, they won't run out of homes for you to look at.Some parts of each of the 3 villages you mentioned are near the turnpike but plenty of the homes are not near it. Get a good agent to get started with, I would recommend Beth Pope, she's one of the top sellers here and a straight shooter, she'll will give you honest answers to your questions.

They are building in Chitty Chatty, De Luna and Bradford. St. Catherines will be started soon. No worries...there will be lots to choose from!

No. There are several new houses now available in Chitty Chatty.

Don't worry about running out of houses to buy. We drove south on 501 yesterday to the Coleman prison area and sure enough, they have the little Conestoga Wagon and The Villages fencing indicating they are going at least that far south. And remember, they own as much land south of 44 as all of The Villages north of 44. Trust me, you can wait several more years and still be able to buy a BRAND NEW home in The Villages. And if you wait long enough, you'll even be able to buy one in the village of Disney and guess what that town square will have - a Cinderella castle!!!!

We went out walking that way a couple of weeks ago, and I have to agree. And depending on the direction of the wind, you can hear the turnpike traffic by homes that aren't directly on the turnpike. As others have said, they are always building new homes, no worries.

The amazing thing is there are lots of people buying the homes that are right on top of the turnpike, doesn't seem to bother everyone just like some people like to live near train tracks.

I would recommend Nanette Tolleson (Ntolleson54@gmail.com). About 20 years experience in The Villages & knows all the nuances very well.

Default Building in the Southern part of "The Villages"

The Villages has bought enough land to build perhaps 30.000+/- more homes going South.
No Town Square,
No Stores,
and No Restaurants as of yet open for residents. OUCH.

If you are looking for a new home yes those are in the south end. However if you are looking for a pre owned home you have more choices in location. Broaden your choices you will be surprised.

The Villages is custom building again. Pick out a lot, pick the model you like, make any changes you want, go thru the design center to pick out finishes and 2 months later you have your new home exactly as you want it. Problem solved.

We totally agree about looking at pre-owned. We bought a home built in 2017 in March 2020 in Fenney. It's literally brand new - it was used as rental property and according to our neighbors, it was frequently empty. Warranties are still in place on some of the pre-owned properties, too. We don't regret it one bit, plus we don't have to drive to Fenney like everyone else does in order to enjoy our beautiful nature trails and walkways.
