I believe that is going to be a 7-11 store. GoldWingNut mentions that in his YouTube video "Construction Update #114 at about 4 minutes 20 seconds into the video.

Don’t see how Middleton could possibly be built without such an area, so I’m pretty positive it just hasn’t been “spilled” yet but is definitely “in the works”. Doubt it will include a department store, though as those are dead dinosaurs. I’m thinking a plaza with dicks, old navy, etc across the street from a Walmart or target and Home Depot or Lowes surrounded by Panera, Five Guys, Starbucks, etc. Let’s see if I’m clairvoyant.

Yes, it's a 7-11 gas station. In the field is also going to be a CVS. It will be built next to the 7-11.

A Marcos Pizza is also going in the plaza next to the McDonald's.

Frontage means linear feet, not square feet. A football field is 360 ft long, so just picture 5 football fields, end to end, and that's 1800 feet.
Hope that helps.

Why do we want all the congestion that 466 or 441 has down here south of 44? How often do you really need to go to those type of stores? More restaurants, gas station, sawgrass grove vendors and music, what els do you need on a daily business that go above these outlets provide? We have many dr/dentists on 44 west of Morse, and more stuff in Brownwood and Sumter squares

Just by looking at the many homes up for resale that are south off 44 speaks volumes. This should not be the case. These homes are almost brand new, why are people selling already? Something is going on.

The northern area (north of 466) continues to be the favorite area for well seasoned agents in The Villages. Ask any of them "where would you buy" and their comments always mention the benefits of the north.

People move here and want bigger or smaller or hate their neighbors and decide to move.

People South of 44 try to justify why they bought there and people North of 44 try to justify why there bought where they live...

Same as it ever was...

Default Shopping South of CR-44

Honestly try to call the Salesperson you bought your new home from in The Villages, or their main Sales Offices and ask. Lots of luck as they are programmed what to say or not say.
.
About 3 to 4 years ago when "The Villages" started building south of CR-44 there were no plans to make your living in The Villages convenient. The "Morse Money Hungry Moguls seen to this and for their own profit in only selling homes.
.
It wasn't till about 6 to 9 months ago the first Publix was opened to buy groceries with a few so-called restaurants S of 44. Aren't you now lucky?

We moved out of "The Villages" 2 years ago due to this as people S of 44 need to drive north and overfill our Restaurants, Stores and Town Squares where we had bought.

Purchasing back in 2009 everything was built prior to sales being shopping, restaurants to attract new buyers as well as Town Squares.
.
For 3 years there was only one Morse-owned restaurant S of 44. But they rented spaces for food trucks to accommodate people's food.
