Dear Villagers, we are evaluating the homesites at the intersection between Meggison Rd and Warm Springs Ave. The homesites are away from turnpike about 1/4 mile. There might be 3-4 houses between the homesites and Meggison and Warm Springs. In terms of our experience in Pittsburgh, the road noise is very loud in the same distance in the open space. Our another concern is this homesite also fits into the highway 0.3-mile high pollution band. Our agent said the road noise cannot be heard with surrounding wall. Would you please advice if you have some suggestions on these issues? TIA

Go to some homes a similar distance from turnpike and listen. Come back and do this some more times. '
Find another house a similar distance and listen. Do this numerous times and decide what you here and if ok with you. Sales rep is in business to sell you a house and go onto the next customer. I grew up on a flight path no way do I move near a turnpike. |

I agree with Two Bills. It sounds like you have concerns, and are looking for reassurance that it will be ok. Trust your gut. There are other new homes you can look at.

Prior to moving to TV we rented a house for a short time in different areas north of 44. There were a couple villages where it was extremely quiet unfortunately I don't remember the names. One area was so quiet that I thought it was a cemetery and saw about as many living people as you see in a cemetery. No body was outside. They were north of 466A and south of 466, that I do remember. South of 44 you have I75, Hwy 301 and the turnpike in addition to train noise so it isn't as quiet as those places I cited above 466A. Warm Springs Avenue is a heavily traveled road and 301 has a lot of truck traffic. CR 44 is also heavily traveled by trucks and cars. CR 470 is also a route that has a lot of truck traffic along with cars. It's going to be hard to find a really quiet place south of 44, however there are some areas that will be reasonably quiet but not like the "cemetery" I mentioned earlier.

There is a guy who bought a house next to the turnpike in Monarch Grove. For whatever reason he thought the noise level was okay when he bought. A year goes by and he starts complaining to anyone who would listen that the developer should have a built something to mitigate all the noise from the turnpike. If you have doubts don't do it.

Our first choice of homes was about the same distance, we decided to get further away and are glad we did.
For the most part the homes are well insulated and most of the time you won’t hear anything, but some times you will. |

Thanks all of you for your kind comments and suggestions. It’s a little bit hard for us to check the location back and forth. We have to remotely purchase the homesites when it is released at the moment. That’s why your opinions are so important to us. Very appreciate and will keep seeking. Hopefully join the villagers someday!

Thank all of you again! Getting further away from turnpike may be more important, not just for road noise, which may be insulated somehow. A research report shows the air pollution near highway could be a 0.3-mile band along the road with 50% reduction beyond band. We try to get more healthy life when we move to the villages.

It is not just the turnpike that can present a noise problem. I would also stay far away from Warm Springs Road, Morse Blvd, and other heavily travelled roads. I would not buy a homesite without seeing it.

And be sure to stay away from the sewage treatment plants that are going in.

OP, My advise is to not purchase a lot without personally visiting the property and due diligence regarding its location. That would apply to any lot in any community and not just The Villages FL.
