(City of Leesburg) The Leesburg City Commission this month approved zoning requests that will make way for an apartment complex and commercial space on 39 acres east of the Florida’s Turnpike and south of County Road 470, across from The Villages of West Lake. The commission approved it unanimously with no discussion and there was no public comment. The city’s Planning & Zoning Director, Dan Miller, spoke about the project. Conceptual plans for the complex, done by LPG Urban and Regional Land Planners, call for a maximum of 325 apartments in a maximum four-story buildings. The complex will sit on 25 acres and include a pool, cabana, gym, playground and a dog park as well as raised bed gardens with a tool shed and a six-foot wide walking trail. The development will be a combination of one-, two- and three-bedroom units. One-bedroom units won’t be smaller than 800 square-feet. Two-bedroom units won’t be smaller than 1,000 square-feet. And three-bedroom units won’t be smaller than 1,2000 square-feet. Access to the complex and commercial center will come from CR 470. Plans show the commercial portion sitting on about 14 acres. Permitted uses include general retail sales, restaurants, pharmacies, professional and medical offices, urgent care facilities, veterinary care, coffee shops with or without drive-thrus, daycare centers, houses of worship, fitness centers, hotels and personal services like beauty salons and spas. Without a tunnel for golf carts it won’t change much for Village residents. Currently there is a Public, Winn Dixie, McDonalds, Oakwood, bank, gas station and other businesses that are two or three miles east via car on 470. I seriously doubt they would duplicate this on the land they are “scratching around” on county road 470. However, sometimes I’m surprised by what the Developer does or doesn’t do.

A WalMart supercenter would be nice. The drive north is getting longer every time. And it seems to be the go-to store for new residents moving in.

Seems to me they wouldn’t be clearing land if plans weren’t. In progress now. Plus they have turnpike traffic right there so not just Villages. I’m just speculating but I expect we will see buildings starting. in less than a year

As a 21 year resident on our third home I am always suprized by the changes made by the developer. When we moved here they bragged that every Village already had infrastructure in place. In our first Village which was brand new already had Publix, Walgreens, Citizens etc. Village of Woodbury. Those days are sadly long gone.
