Scientific and medical development is obviously good. But, is there some ideal / optimal population density for any area (like Florida)? Has the quality of life increased for Floridians with ALL population increases or did it top out at 12 Million or some other number?
......For comparison, the world population in 1950 was 2.5 Billion people. It started rapidly increasing after that until today it is 8.1 Billion people.
I do not like the increase in population in the Villages, at all! Not enough businesses and professionals to meet the demand and the cost keeps going up and up.

I wrote a different post nearly the same time you added your post. (Great minds think alike, I guess.) In it, I questioned a poster who is finding comfort in knowing that one day, his new home will be located in the middle of the Villages. Who wants to see a population of nearly one- half million? Not me!

To folks who live south of 44..........just wondering; when ever you do venture north to go to the 441/27 corridor of restaurants. retail stores and medical offices, which route do you take? Do you drive north on Morse Blvd or Buena Vista or do you travel on 301 (or any other road that runs north and south) outside of The Villages and avoid all those round-a-bouts?

Squares…really after a month or so one doesn’t go unless company stops by. Restaurants.. we can go farther south to really great restaurants, 10 minutes, out of the bubble and don’t have to settle for mediocre. But we do have walking trails that TV is trying to incorporate in the north. Bonus that a cart doesn’t try to run you over

Non of our medical facilities are in TV, so NO. Restaurants on 441/27 nothing that interests us, so NO. We can go out of bubble with great restaurants. 301 or any road outside, roundabouts still have too people who don’t have a clue. In less than 5 minutes we can be on the turnpike or 1-75.

South of 44, The developer set aside almost zero areas for shopping and restaurants, but maximized every acre to homes. Did most buyers likely assume the further development would later appear? I'm not sure. Everyone buying in that area seemed to have ignored the problem of Turn Pike noise pollution which is quite intense.

We do have good access to the Super Walmart in Leesburg, about 20 minutes, but it's a bit dumpy and crowded. Bottom line, I do most of my shopping via Amazon. It's my spouse that insists on doing most of her shopping in person. To each their own.

One thing I do like is my attic antenna gets 60 stations from the Orlando market, being a bit closer and more open down here. Not sure how that would work further north. Also love our NG hookup and tankless water heater on the outside of the house vs a full sized one in the garage. And if you haven't seen the new area of Middleton, you have got to. The football stadium is nicer that what some colleges have.

I do wonder what the Villages is going to do with the oldest housing by Spanish Springs. It seems that this is getting a bit long in the tooth and doesn't fit their image anymore. I suppose they could just stay the course, but I wonder at some point would they work out a deal to move it under another management company/set up? Don't know if that's even an option under their contracts with those home owners, but it seems, and just my observation, that they really want to concentrate on development further south.

Not to worry. By the time I die, we will be in the middle of the Villages.
What would that accomplish? You are proposing that the area would be under another management company….what are you talking about? SpanishSprings area housing is part of the CDD system.
Your last sentence also doesn’t make any sense. Yep, development is south…….how could other areas (?) be developed?

Next District Orientation date can be found here.

I doubt anyone bought a home ignorant of turnpike noise. The developer sold homes at a discount where noise was an issue. It is a matter of what are your priorities.

I'm sure there will be more businesses but if like Brownwood, the developer will wait until there is enough homes sold to support them. But I am guessing. Does anyone have a good link which shows future plans for businesses and amenities?

When you moved here did you not notice that they sell about 300 homes a month? Did you not think the population would rapidly increase?

Profit takers, south of 44 was a investors paradise. Our investment home down there realized a 70% increase in just 23 months, not bad.

We find the “south” is very much younger..many in their 50s. Most are Very happy not to have the constant traffic large parking lots that are a zoo. Since it’s seems younger…everyone seems happy to drive 5-10 minutes to any area other than the peace and quiet of their neighborhood.

So your personal experience is you don’t like the turnpike noise, and you find it quite intense. Maybe you should rethink living there, that you didn’t go down to the lot you chose and sit for hours many days of the week.

We live 5 streets over, a few times we can hear the humming of the turnpike, than again we can hear the train whistle, and the wheels clacking about the same noise as you call pollution. That’s only outside, in our house we hear nothing, plus have a great view.

But my gut tells me you don’t live anywhere near the turnpike, you like many others that complain about something that one doesn’t have a clue.

We left the north (fourth house) to live in an area so we don’t have to deal with big box, and traffic. We have the ability to drive, maybe once we are in the older age bracket, of the north, we may not want all the walking paths, and retail traffic. But I doubt it

I have no need to go north for any of that. Our doctors and specialists are located on 44 with new ones now on warm Springs, plenty of restaurants in Brownwood and Leesburg, the hospital in Leesburg is only a 15 minute drive and I have no desire to go to any retail store at my age, if I need something I order it on line. If I desire action it's one hour door to door from our home to the Hard Rock in Tampa, even less to Disney which I have no desire to go to again. Plenty of things down here for us and there are plenty of things up north for others, it all depends on what you want, it's quiet and peaceful where we live, only a small part of the southern villages have a turnpike noise problem and we are not part of that.
