Research the internet for pest and termite control. I did mine this year for less than $100 for both. Will do pest next year and it'll cost less than $ 50 and since I did it in October when we got back here we haven't seen a bug anywhere.

We have used Deans since 2010. Our lawn, shrubs, termite, and pest control is $625 total for the year. Even though irrigation is no longer a service our tech of 10 plus years make adjustments if needed, to keep the lawn well maintained.
Massey did quote us almost twice that amount for one year.

Clark Howard, a consumer protection advocate, says it doesn’t matter so much if you go with either treatment as long as you have a replacement bond for any damage from your company.

My stucco house was built in 2021. Massey did the initial treatment which is supposed to be effective for five years. I think it was when the house was three years old Massey wanted money to continue the warranty without doing any treatment. Dean's came out and inspected and put down preventative liquid treatment. We figured if we're going to pay, may as well get the treatment. But I don't want the traps. Thanks for the responses, I'll check out Superior.

Correct. But they pump chemicals around the outer edge of any hardscaping. When I have had termite treatments done on houses up north, they actually drilled holes through the concrete in the garage, sidewalks, and concrete steps. So, in The Villages the termite treatment is probably less effective. You are basically paying for a guarantee that they will retreat or repair damage as needed. However, the treatment in The Villages is less expensive than other areas of the country. When I had my house treated, I followed the Massey guy around, and he pumped chemicals in the soil every 16 inches where he could, but he did not drill through any concrete.

My annual fee is only $79, but that is on the low end. In my opinion, the chemical treatment is better than the bait system. It provides a perimeter barrier of poison around the entire house to prevent termites from entering the house. No additional treatment is required. The bait system does not kill termites, but attracts them, so the bait traps must be continually monitored. Without the monitoring, the termites will not be controlled. Also, I think the bait traps are owned by the termite company, so if you change your landscaping or move, the company can remove the bait traps. I recommend getting the entire house treated and getting a multi-year contract. If you cancel the contract, selling the house can be difficult if the inspection reveals a termite infestation. However, termites do not seem to be a significant problem in The Villages.
