A friend who recently moved to Hadley said she heard there are many houses
in forclosure in TV. Anyone know if this is true? Peggy (sitting here cold in DE)

You can get a list by zip code from this source:
http://www.orlandosentinel2.com/data/foreclosures/ I know that Lyle's RE website has a few listed in TV as well. I know that TV comprises many zips. |

My wife and I searched the internet for and found several foreclosures in the Villages. I don't know enough about the process to be comfortable pursuing them. There are several different stages, apparently. The first stage is when the bank realizes no one is paying for the mtge and hasn't done anything. The next is after they've cleaned the house out and arranged for lawn mowing, etc. and then after some waiting period, they're allowed to sell it at auction.
One of the houses was a ranch with no appliances that the across the street neighbor speculated could be bought for $100,000. We found a Gardinia up in Glenbrook on the corner of Worth Circle and Talley Ridge Drive, too. There were others, but I threw out my material, knowing I wouldn't be pursuing them. I guess one would have to go the the tax office to find out who (what bank) owns the property and then to the bank to find out what the delinquent amount is and what they'd take for the property, keeping in mind that the banks will generally be very anxious to get rid of the property. One item of interest is that at least one of the homes on the foreclosure list that we had appeared to be cleaned up and listed through the Villages Realty firm. So the answer to your question is yes, there are foreclosures in the Villages.

I have come across a few websites with lists of foreclosed properties.
Here is one such site: http://realestate.aol.com/The%20Vill...L-foreclosures Information on each listing is scant, although there is a map feature. I have no idea how you get from this step to negotiating a price for the property with the bank. It would be interesting to check the properties out, if one was down there for some time. Unfortunately, I'm in Upstate NY, still a working stiff. Maybe I'll make it down there and do just that, someday. Keep us posted if you pursue this. |

just like every where else.....the number is small (less than 2%) when taking the total into account.

Thanks everyone.
Not pursuing. Was just told there were many. But this could be an option for someone looking to buy. Wonder if TV sales rep would share info on such properties. Peggy

In that there are something in the neighborhood of 38,000 homes here, that's only .0008% of the homes in foreclosure. I'd almost bet that there isn't a community in America with a foreclosure rate that low.
