If you wouldn’t have pointed out my designer just was visited by the Premier Fairy, I wouldn’t have even looked at the floor plans.

Now big question for us is, we love this model, if we build again would we spend a “Million Dollars” for the same home. Then again the upgrade for this house will definitely reflect on higher market value. We have had 10 agents contact us in 2 days to sell this house. It’s only 6 months old

"ordinary".

i went to look at the Designer Home Models. The Warbler/IVY/Swallow (same floorplan different names) is listed as a Designer and a Premier Home. The video for the Enclave says the homes being built are going to be a mix of designer homes and premier homes. The owner of the lot has the choice which he wants to build. Only a few designer homes can be built on a large lot. This is the reason some designer homes were placed into the premier category. I am not understanding how your designer home, built in a designer neighborhood, on a designer size lot, is now a premier home. If I wanted to purchase a premier Warbler home, I would expect it to be on a premier size lot.

My wife is a realtor, if you received 10 calls asking if you want to sell your home it is because business is slow at this time. I received 15 postcards in the mail and get a daily call asking if I want to sell my house.

Does anybody have a copy of the super secret pricing for the different home models that they would be willing to share? $600K for the cheapest premier doesn't sound too bad for this day and age.

Dont forget to add the cost of the lot. Some of the interior lots are only 50,000 or less.

You can look at the sales price of the homes in Middleton. The identical, reimagined premier homes that will be built in the Enclave have been built and sold there.

My guess, not the home but where its located. If its Richmond each build lot and spec release had 30 plus names. So far 2 homes have hit the market with closing date after New Year. $150,000 more than original price. One sold in a few days

With 6% sales commission, large property taxes they paid,, and any improvements, it doesn't seem like a large profit.

It’s 5% some are negotiated for less. Two up for sale are investment long term. No improvement and 30,000 plus in rental, and 150,000 plus from original buy. Not a bad return for little effort in a year

I thought Richmond homes were built 2-21/2 years ago. So much construction, I am getting confused. Congratulations!

Not sure how a few to multi thousands dollars watch compares to hundreds of thousands for a house anywhere in the US, not just TV.

But on a side note when our Granddaughter graduates med school, I will pass on my stainless Rolex as tradition (can be new or legacy watch) in this family
