Are TV properties listed with MLS? Can I use an “outside” realtor or should I use someone from TV? Are there private sales available?

Only preowned homes are available through Realtors.
I believe the sales people employed by the VIllages are just that Sales agents Not Realtors. Big Difference. |

I have dealt with 4 different Villages agents. All 4 were licensed Realtors. Not sure if all are or that was the luck of the draw.

This always confused me. Ok, say I'm interested in buying a pre-owned and I'm working with a MLS realtor ... so, where does TV come into play? Does the MLS realtor do a "Mother May I?" to a TV sales agent requesting the house be sold to me? |

Now get a Village Realtor who can show you the pre-owned listed by The Villages. (They always try to talk you into new but they also sell many pre-owned.) Many many pre-owned for sale. Buyers market...Go on both the Village site and sites like Trulia. Yoiu need 2 realtors to see all that is for sale. |

i love the website http://www.lylesellsfla.com/ for looking at mls listings in the villages...it gives the number of days a property has been listed that can sometimes help in negotiating a sale price.

Hi NewHampshireRon,
Welcome! One small clarification, since you asked specifically about Realtors: A licensed real estate agent, whether working for TV or MLS, is not necessarily a Realtor. (Proper usage is capitalized.) Realtor is a registered trademark, and only licensed real estate agents who are members of the National Association of Realtors can legally use the name. Realtors are supposed to subscribe to a code of ethics. Since TV does not share it's new listings on the MLS, only TV agents can sell new homes in TV. The seller of a pre-owned decides whether to list with MLS, TV or fsbo. Therefore, if you are interested in a resale, you need both a TV and an MLS agent to see your options. Another tip is to ask your MLS Realtor for a written "Buyers Agent" agreement. (You cannot get one from a TV agent.) Without this written agreement, the Realtor is considered a "transaction agent" and just works to get the deal done (with proper legal disclosures, of course). A written Buyers Agent agreement legally obligates the Realtor to represent the buyer's interests only. It costs you nothing to get one-- but you don't get it if you don't ask. Happy house hunting, and hurry down! It's be the best move you ever made. |

We are coming in March sith VLS and MLS #'s to select our "last" home. IF we go outside the Villages with, say Trulia to buy can we expect less cooperation from other Villages entities? I just have this feeling that if we don't use the Villages it may be harder to get inspections, approval for changes etc.
Any experience with using an outsider? Thanx |
