Question to villa owners. We just purchased our first villa. When inspector did the inspection, he found water in our bedroom closet. RE agent just called and told us it was a broken sprinkler system on neighbor yard shooting water underneath into our bedroom closet?? Sound right to anyone? Is this possible?? We close on villa soon and I'm nervous 😓

It sounds unlikely that sprinkler water would come into a house from under the slab. But, a broken sprinkler head can spray water under the roof eave and into the attic. This water will then trickle down into the house.

Sounds like a thermal imaging detector is needed. Find an inspector that has one.

How old the house? Where is closet located? against the outside wall or way from outside wall? Does it have carpet in closet? I could see little water seeping up but not shooting up? I guess it boils down to how much water flooding closet?

I would be reluctant to close with known water leak/foundation/mold potential problem. I would get that corrected before I would close. But, that’s me. I wouldn’t put much on what realtors say. What inspector/expert say?

Then it could have been as retiredguy said pop up broke and shooting water up to roof and coming in that way. Which would be easy fix depending on how long been spraying in attic and running down inside wall?

Not necessarily. The water only flows when the sprinkler zone is operating. For sprinkler water to leak under the floor slab, it would need to go under the wall footing and then flow upwards. To me, this is possible but unlikely because the sprinkler pipes are only about 6-12 iinches under the ground.

Probably not only if he could see the area in attic and if recently been on. You would think neighbors would have noticed it it they were home and not snowbirds or world travelers?

We had a similar issue with a patio villa and it turned out to be a leak from a cracked shower floor.

Ask to have ten thousand dollars put into escrow account with title company while this gets all dried out and no mold remediation is required.

Ensure you inspect for any potential residual damages such as moisture in the wall as that can be an issue leading to mold + without removing/replacing the drywall and the insulation it will take a long time to dry.
Also need to confirm, as you noted, the source of the water.
Good luck, if you need to back out of the deal I suspect you will find other options/homes. Remember, never fall in love with something that can't love you back!!!
