Default Villa Roofing

Has performed a roof replacement on a 2b/2b villa type home.

As a wannabee, I was wondering;
1. What is the life expectency for a roof?
2. What is the approximate cost for the material and labor?

I just wanted to plan accordingly for any major cost.

A roof should last 25 years, although I have been told they fail sooner then that in Florida due to sun damage. You would think snow and ice in the north would be worse, but am told it's not true, sun is worse. Probably talking to a roofing sales person. So plan for 20. Today a new roof will be between a $1 and a $1.50 a square foot. Your roof is a lot bigger then the square footage of your home because of slope and overhang. A rough guess would be 50% more then the square footage of your home.

So take the current age of your home, subtract from 20 and use that as the number of years remaining life in your roof. Take your home square footage and multiply by 1.5 and that is your roof square footage. Multiply be $1.25 average cost, divide by remaining years and save that much every year for a roof replacement. It will be close to the amount of $$$ needed when the time to replace it arrives.

My home is 2000 square feet and built in 2005. So I have 14 years roof life remaining. Roof size would be about 3000 square feet X $1.25 = $3750 divided by 14 = $267 a year I would need to save to be ready. Probably up that to $300 to account for some inflation.

One more question is - Does that include labor?
