We are looking to build around the Eastport area. Having learned recently that the Village of Well Point is likely to be the next area developed after Moultrie Creek, we are excited since it should be a reasonable golf cart ride to Brownwood/Sawgrass/Ednas/Fenney. I am not necessarily concerned about safety, but what should we be concerned about considering the area is adjacent to Coleman?

I would be more concerned about the cement factory view. If you buy, make sure the rear of your lot doesn’t have that view and it directly faces east.

Out of four homes in TV not one lanai faced east, one south great in the winter, not here for summer’s, one north, on the cool side, one southwest which was really good because of the view. This house is northeast, Sucks for pool in the winter, summer doesn’t matter.

If near Marsh Bend Trail, you may see lights over the trees at night, no different than from any parking area. Wellpoint is just south of Monarch Grove, more than two miles away from Middleton so no issues with noise there. This area north of Eastport is a prime location and will be in very high demand. Similar to being close to Sumter Landing. It's within two miles of Magnolia Plaza, Sawgrass, Eastport, Middleton and near multiple new golf courses. Once Bexeley and Corbin Trail are open (soon), there will be quick, easy access to Sawgrass and the Turnpike. Most of 470 and the Eastport/Middleton area can be avoided during school traffic hour. Be careful Jefc1965. If you consider buying near the cement factory off of Marshbend and 470/ Central Parkway visit the area. There are lots with their rear view facing directly north. Unbelievably, they have a price tag of about 99k. This is the same direction as Coleman prison and the cement factory. I’m not saying you can see the towers or not see them depending on the lot. Just be careful. If I was buying there, I would certainly visit the property for the full ambiance. Here is a shot off google maps. The circled area is the cement factory. Note Marshbend Trail and 470. The towers are very large and tall. IMHO quite ugly also. You can easily distinguish where the prison is.
