So you're saying there is no profit for them from the rental income from all of the retail stores and restaurants on the squares?? What exactly are the expenses for the developer within the squares??

If TV does not develop adjacent properties to it's current development(s)........some other not so conscientious/responsible developer(s) WILL!!!!!

I’m moved here from Tampa. I hope to one day move back but still live in the Villages!

That can’t possibly be true! When we bought in 2011 and they were preparing to start construction below 466A, we were told that that “final build out will be completed in 2015”! LIES. ALL LIES.

The Villages will be down to Tampa in no time.

Effect Of Impact Fee Increase!

If all these expansion plans were already on the drawing board, why did all the developer’s friends and business partners and the local newspaper continue to tell us that raising impact fees will slow down growth?

I have never seen any comment or speculation about trying to add venues similar to these three in the southern parts of the Villages area. Two are professional level venues, and Savannah combines professional acts with the larger productions by a number of Villages resident groups. While there are a number of smaller venues available south of 44, none have the ability to hold large scale productions. It will be interesting to see how this changes the lifestyle for people in the "far south" compared to those of us north of 44.

The lifestyle is exactly the same for all residents of The Villages. All residents have equal access to all amenities, all medical facilities, all churches, all restaurants, etc. Our houses are located in different places, that's all.

My only concern is water. Where are they going to get more of this nonrenewable resource? If you follow the population, they will not be able to maintain the age restriction because the swell of baby boomers will pass and there will not be enough people coming up that can buy here.

Facts!

Finally!! Someone who knows the FACTS about why the expansion started. We learned this in a meeting with the developers as well. Bravo.

They had a developer for what is now Fenney and when that developer went belly up they negotiated for the Morses to acquire the project and the Morses agreed if they could build back to 44. Since that area is Wildwood I suspect they agreed when they realized the revenue they would receive from taxes and fees. A recent comment by the Mayor confirmed that all came to fruition and will be channeled into the Wildwood area hopefully upgrading the town and surrounding areas. Couple that with all the farmers and residents that owned land going south and were willing to sell and not hard to see how the growth is occurring. Now of course we have those that want the growth to stop because "they got theirs" and want nobody else to "get theirs".

We just purchased a home in Sabal Chase and are very excited to hear that The Villages will be growing. We have seen government "controlled growth" in the north and are very pleased to be a part of this community. Growth is coming to this region. You can see numerous poorly built apartment complexes and other housing developments going up for miles in every direction around the Villages. While I am sure they will not build things to my personal specifications, I have far more confidence in the Villages than anything else I have seen. Remember, there were some in Congress who voted against the Louisiana Purchase! Glad to be a resident of The Villages.

As long as they keep building they will keep up all the area. Build baby build.

Geographic Center???

Who cares where the geographic center of TV is??? I live near Spanish Springs and have almost everything I need within 3 miles of my house. The new villages south of 466A are like another world and do not affect my life or lifestyle. As stated by a member of the swamp, What difference does it make?.

Villages Growth

That’s all right, you guys stay north of 44, we will handle it down here. No problem.

That map doesn’t include undeveloped land that is currently owned by TV. Look at the map on TV website and you can see how far south they plan to build. Wouldn’t be surprised if more land purchases are in the works.
