Default Mortgage options for new construction

I've gone back to previous posts and I couldn't find very much information for new construction mortgages. I may have missed it, may be putting this question in the wrong forum, and appreciate any current first hand information you may be able to share.

We are getting to the stage where we may be buying a property in TV. Initially it will be a rental until we can retire full time in 4 years. We are not in a position to pay cash and will be getting an investment mortgage. We have had many mortgages over the years and we're very familiar with lenders in the areas we've purchased property in the past. Florida is outside our comfort zone. We can google lenders and get a list, but first hand experience is far more helpful.

We want to keep closing costs at a minimum, the best terms, and have service we'll need as out of state buyers. Any and all information you can share will be very appreciated. We can then compile a list and contact the lenders directly for what they have to offer. This forum is our starting point.
